When we choose a property, we take into consideration a variety of factors. The location should be attractive; that’s a no brainer. Being attractive doesn't only mean being central. It can also be a location that, although not centrally located, is near a large hospital, near a business district or a point of interest. The rent needs to be attractive enough for the numbers to work. Last but not least, we care about working with professionals—people who care about their properties at least as much as we care for them.

Our business model in Rent to Rent is pretty simple: We rent properties long-term, on a corporate lease contract, from landlords and then rent them short-term—from a few days to a few months—to others. What’s in it for landlords? 1. Guaranteed Rent: the rent is guaranteed for the duration of the lease, providing a steady and reliable income stream for the landlord without the stress of worrying about whether the tenant will pay on time. 2. No Void Periods: Companies tend to rent for extended durations, mitigating the risk of void periods during which the property remains unoccupied and generates no income. This results in less stress for the landlord. 3. Quick Eviction Process: If we’re late with our rental payment, the eviction process for a company is typically much quicker and less complicated than for a residential tenancy. This is because company lets are not governed by the same laws and regulations that protect residential tenants. 4. Longer-Term Agreement: Our agreements typically span between 3 to 5 years. In contrast, residential tenancy agreements are shorter, usually lasting between 6 to 12 months. Renewing the agreement can often be a hassle. Therefore, opting for a company let rather than a residential let may be in the landlord's best interests. 5. Premium Property Care: We work with a team of local, high-quality maintenance staff and professional housekeepers who ensure that the property remains in exceptional condition. Cleaning and inspection are carried out before and after each stay. We also provide full furnishing and decoration if required.
