?? Non-Buildable? Not Always! Many hear "non-buildable" and assume there's no potential for development—but that's not always true. With the right approach, these lots can be transformed, and OMLB is actively working to make more lots usable for development! Understanding these development terms is key to unlocking new opportunities for growth in Omaha. So why are some lots considered non-buildable? Several factors can determine this status, including: ?? Lot line discrepancies (platting) – The legal lot lines on the City's books may not align with the current property boundaries. ?? Zoning Restrictions – The lot may not meet minimum size requirements. ?? Infrastructure Limitations – Lack of access to utilities like water, sewer, electricity, or easements may be present to provide access to major mains or lines. Conversely, if a major sewer runs underneath the lot, you may not be able to include a basement in your project. ?? Environmental Concerns – Located in a floodplain, protected area, or on unstable soil. ?? Lot Shape & Size – The property may be too small or oddly shaped to meet building codes, so a waiver may be required from the City. Can Non-Buildable Lots Be Used? Yes! They can potentially be used for: ?? Side yard expansions for neighboring properties ?? Community green spaces or gardens ?? Building parking areas or storage spaces (neighboring property owners) ?? As part of our goal to restore and maintain equity for Land Bank buyers and their neighbors, our AMD staff did a deep dive into the individual parcels of land in our inventory on a street-to-street comparison of land sold within a 1-mile radius. Items considered when comparing properties included the square footage of the lot, foresting on the lot, proximity to amenities, and buildability. What does this mean for you? From federal regulations to statewide advocacy, this month's Ambassador session covered several key policies shaping development in Omaha. @spark shared insights on changes impacting developers big and small, OMLB discussed ways we are advocating for additional code enforcement tools and Front Porch Investments discussed the various levels of engagement available to community members wanting to advocate for affordable housing development. Ambassadors and alumni also had the chance to meet with our national partners at The Center for Community Progress to hear about national land banking trends and provide feedback on possible strategies to consider in our next strategic plan.
