Interesting read on ONX, a new company started by ex Katerra CEO Michael Marks. I don't agree with his pivot away from Mass Timber but I do think it is a lot smarter to experiment on your own developments before selling below cost to other developers.

Build Baby Build: It hangs on the ceiling when you walk into our office. in bright oWOW blue. Today oWOW is building in some of the most difficult areas to build in the bay area of California due to a multitude of issues with the bottom line being that the costs are to high and the rents are to low to offer an economic return that makes sense in todays market. In Oakland we recently surveyed a group of developers and despite almost 5,000 new units approved in planning it seems like less than 500 new units between 2025 until 2027; in south of market, San Francisco we are seeing similar numbers. We are aiming to build during this period by using new California state density bonus laws such as AB 1287 and others to increase our density by 50-100% over what is approved while at the same time decreasing our hard costs and time to construct using : https://lnkd.in/gFmdHi_q See a recent article on what we are doing here: https://lnkd.in/g_HAHrmJ

Got to present on why oWOW is aiming for oWOW at USC Lusk Center for Real Estate annual retreat in Ojai . They gave me 30 minutes and at 45 minutes after multiple extensions of speaking time, I had to get off the stage but I could have went on for another few hours. The topic was on what we are doing oWOW to change the game in construction, architecture, and development. Richard Green, Scott Laurie (thanks for both the invite and first principle question during Q&A).
