    Nuveen Green Capital’s deal team, led by Ahmad Cory Jubran & Aidan McLaughlin, closed on $15 million in #CPACE financing for Madison Station, a new 360-unit multifamily development in Rexburg, ID. NGC partnered with Sundance Bay to provide a nearly $30 million financing package to the Sweetwater Companies for this new development project, which will provide much-needed housing to the area. “We are excited to have closed the first C-PACE financed transaction in Idaho. This landmark project is further evidence of C-PACE’s expansion as a cost-effective financing solution across the U.S. It was an honor to work with Sundance Bay and Sweetwater on this project, which will provide a new, modern, energy-efficient residence option to the growing community. This transaction is a great example of using C-PACE in lieu of a typical bank A-note, leveraging C-PACE’s low interest rate and borrower and lender-friendly paper to provide a valuable alternative to bank debt.     Amid the fog of tariffs, real estate may shine a light for equity investors Led by mega cap technology stocks, U.S. equity markets are sinking in today’s trading, weighed down by potential distress signals on the economy and unable to see through the seemingly impenetrable fog of tariffs. This week brings some key data releases that may provide, if not a life preserver, at least a degree of clarity. Inflation will be front and center, with the U.S. Consumer Price Index (CPI) and Producer Price Index (PPI) for February due to be released on Wednesday and Thursday, respectively. These highly anticipated measures of inflation could offer insights on how tariffs might affect future price moves. Also on the docket is the Job Openings and Labor Turnover Survey (JOLTS) report for January, which may reinforce the narrative of recent cracks appearing in the labor market. Both the inflation and job openings data could preview whether Friday’s release of the University of Michigan’s preliminary Consumer Sentiment Index for March will show a third consecutive month of worsening consumer pessimism. That wouldn’t be a surprise, in our view, as economic risks have increased over the past several months. The Trump administration has stated that the U.S. economy is facing "a transitional period" and is downplaying market concerns about a slowdown. With policy uncertainty elevated and worries about a potential recession, markets are now pricing in three Federal Reserve rate cuts of 25 basis points (bps) each in 2025. We think two cuts is a more likely scenario, probably in the second half of the year. Meanwhile, investors looking to mitigate the negative impact of recent equity market volatility may want to consider a diversifying allocation to commercial real estate. Real estate has produced two consecutive positive quarters, a pattern that in the prior three real estate cycles has heralded a strong rebound for the asset class.
