Why didn’t we source white oak domestically? Simply put, the quality, length, and grade we needed for 45 White Oak aren’t available in the U.S. if they were, we would have sourced locally. Before making the commitment, I traveled to Bavaria to see it firsthand. Partnering with Madera and their commitment to seamless wood design aligns perfectly with our vision for this project, creating interiors that are as thoughtful as they are timeless. When the term 'builder grade' is mentioned, the connotation that comes to the minds of most is that of low investment, high financial return construction. A Google search on the concept defines builder grade as 'inexpensive products made from low-grade materials, as opposed to quality grade or custom grade materials that are more durable' or 'an industry term for product built to meet construction code requirements, using simple, inexpensive materials with minimal detailing.' 45 White Oak, a project by our clients NS Builders and Of Possible, challenges that largely accepted notion. What if builder grade wasn't synonymous with doing less? What if builder grade could be better, and what if best practice building methodologies typically reserved for 'luxury' homes could be made available to the mass market? This home in Wellesley, MA poses all of those questions – and we're fortunate enough to be granted the opportunity to document both the ask and the answer.

Deputy Chief of Wellesley Fire Department, sharing insights on the vital importance of hands-on training for his crew. We had the opportunity to assist in their training efforts by offering the existing home for practice. A natural fit for us, as the home tied up in approvals before demolition. Moments like these that remind us of the power of community and partnership. A true win-win: aiding local heroes in their training while progressing with our project. 45 White Oak, an ambitious project with a clear vision: to redefine the concept of “builder grade” in New England and across the United States. For over a decade, our team has been committed to crafting custom homes and interiors for our private clients. Now, we’ve taken a significant leap with our new development, inaugurating our journey with the White Oak Residence. ? Typically, homes designed and built for the market, without a specific homeowner in mind, aim for a minimum viable product that maximizes return while minimizing risk for the developer. We, however, set out to challenge this standard by offering a genuinely high-performance and exceptionally designed home, showcasing our steadfast commitment to craftsmanship. ? This project is more than just a structure; it’s a manifesto to revolutionize market perceptions and elevate home buyers’ expectations in design and construction. ? The White Oak Residence’s design draws inspiration from the brick and masonry styles of large estates in Eastern Massachusetts. We’ve reinterpreted the distinguished massing of Georgian and Federal style homes into a stoic, slightly asymmetrical masonry shingle building. The design presents a somewhat familiar form, yet behaves in a unique and playful way, exuding privacy and presence from the street view. The house features expansive triple-glazed fixed, sliding, and tilt-turn windows, creating a “glass house” effect with wall-to-wall and floor-to-ceiling windows overlooking the private outdoor areas at the back. ?
