There is a big difference between saying you are "innovative" and then taking action and actually being "innovative " in construction and development. Makes sense --- taking action and committing is a pain in the ass. It's risky,? It takes a lot of work, it’s usually a one-man show, and whatever you are experimenting with may not even work! Two years ago,? I committed to building the Expedition App– An “innovative” tool for Nox Development Group The concept was to create a supercomputer that de-risks development and construction in Miami using the only public data source we have on contractors and architects: permit data. I spent weeks// years digging through City of Miami and Miami-Dade County permit data -- linking data together to actually make it useful. Honestly, I had no idea if what I put together would actually even work. I still don't..... But today we are one step closer to building this supercomputer and creating the Moneyball science for development and construction in Miami. We have two versions of the app– the one we use internally and the one I want to share with others today to start getting feedback! See the link in the comments and here is a breakdown of the app: https://lnkd.in/eTgFkXPw In a nutshell– the Expedition App has two dashboards: Dashboard 1 - Without Logging In: Allows you to choose the type of project you are going to develop or build and gives you: - AVG Approval time (For you to receive a permit after master construction documents are submitted) - AVG Time to Build - (From issuance of permit to a finalized permit) - AVG Cost ( comes from city of Miami input – this came in 20% less than our actual budgets). - Total Length of Projects (Approval time and time to build added up) Dashboard 1- After Signing up: - Allows you to input your proposed address and see your competition ( the projects nearby with permits). - Allows you to input a building type to narrow down the stats (these building types come from a list of categories used by the city of Miami and Miami Dade County. Dashboard 2: This dashboard is a little more complex but it allows you to: - Pick a general contractor - Pick a electrical contractor - Pick a mechanical contractor - Pick a plumbing contractor - Pick an architect ( we are working on this!!) - Pick a misc sub ( Fire, Low Voltage, Pools, and Roofing). Each contractor will be scored based on their volume of work, avg time to build, and list of projects. The internal version we are using for our upcoming developments in Miami actually creates a risk assessment for your project. Hoping I can have my tech savvy followers hop on the website and break the system for us. We hope to eventually create an open-source type version of this.
