Our team recently attended?Professional Women in Construction Boston Chapter's panel discussion on?Public-Private Partnerships (P3s). P3s are shaping Boston’s development future, but success depends on getting the structure right. Several industry leaders shared insights on when these partnerships make sense, how to maximize impact, and what strategies work best. ? The panel, featuring our client?Jason Wills (American Campus Communities), Patricia Filippone (Suffolk Construction), Maureen Hickey (Northeastern University),?and?Melissa Shakro Stopa, AICP (Massachusetts Institute of Technology), took a deep dive into the fundamentals of P3s, highlighting different financial structures and their unique pros and cons. ? One key takeaway from our team was that there is no one-size-fits-all approach to P3 deal structures. What works for one entity might not work for another, and choosing the right partner who can be flexible and accommodating is key to success. ? The comparison between MIT’s model and Northeastern’s approach was insightful: ?? MIT’s unique structure doesn't involve a ground lease (unlike most ACC sites). Instead, MIT self-funded the project and used a development/management fee through ACC. ?? Aligning the deal structure with the university’s goals requires various deal structures, such as ground leases, tax incentives, and revenue sharing. ?? Both Cambridge and Boston present similar regulatory challenges throughout the design and permitting process, including the need for a dormitory license for tax and zoning purposes. ? What a time we had shredding the slopes of Killington, Vermont with the Northstar team at our annual ski trip outing! From ski and snowboard runs down the powdery-ish peaks to relaxing at the spa, we had a fun time filled with camaraderie. ? Off the slopes, the fun continued with après-ski gatherings, where we shared laughs and stories of wipeouts, hot cocoa, and beverages. ? We left Killington full of memories. Celebrating Women in Construction Week! ? As Women in Construction Week comes to a close, we recap our spotlights on Emily Clayton, Lisa Gheringhelli Hamilton, MBA, and Elen Zurabyan, three professional women shaping the construction industry today. ? First up is Emily Clayton. With over a year of experience as an owner's project manager in the commercial real estate industry, Emily specializes in higher education and works on multiple projects with Harvard University Housing. She encourages the next generation of women entering the A/E/C industry not to be intimidated. Her advice? Get out on the job sites and ask questions. ? Next is Lisa Hamilton. With over 18 years in the industry, Lisa has managed projects and programs as large as $400M or 3M SF. As a Vice President | Shareholder, she has been involved in various projects, including a building repositioning study and a recently completed development. Lisa believes in investing in people's development and fostering an environment where project managers can learn through experience while ensuring project objectives are met. Lastly, we have Elen Zurabyan, who has over 13 years of experience as a project manager, architect, and designer. Her projects encompass life science, engineering, technology, higher education, and the residential, commercial, and public sectors. Elen emphasizes the value of approaching problem-solving with an open mind, a skill that can be applied to everyday tasks and larger vision-setting. ? I am particularly excited and proud to be working with a confidential pharmaceutical company on their new headquarters in Kendall Square, Cambridge.
