ADUs: probably not coming to a market near you. 1 in 4 families have multigen living spaces. By 2030, that’s expected to be 1 in 3. According to this panel, public policy needs to change for ADUs to grow outside of California. Statewide legislation allowing ADUs will be a lot more effective than a city-level approvals. Now this was a fun DesignLens feature to work on ?? Last month, we published a feature on The Haven, the first custom home model in the gated Every neighborhood of Wellen Park. Highlights from Anja Seng: This home represents Lee Wetherington Homes' re-entry into the South Sarasota County market in over a decade, and an opportunity to showcase the quality, luxury living they offer. The Haven is 3,723 square feet with 4 bedrooms (one of which is a casita), 4.5 baths, and a spacious 3-car garage. The work of Lee Wetherington's Director of Architecture, Steve Nelson, and interior design firm, Builders Design, go hand in hand to make this home "unfold" so that as buyers walk through, they get rewarded with different memory points. Since starting pre-sales at the end of 2023 and opening the Haven model (which makes a big difference in luxury), they've sold 10 homes as of August 2023! The custom home market has slowed, but not uniformly. Demand for custom design services dropped last quarter, reaching the lowest point since our custom architect survey* began in 2023. While the overall index is still considered in the "Normal" range, it dipped -3 points from the beginning of the year. Demand for design services has declined consistently in the past 5 quarters, though qualitative feedback indicates nuances: ? INTEREST in services remains steady (even strong in some places). However, sustained high interest rates and construction and labor costs are stopping middle-market clients from moving forward with their desired projects. ? The high-end custom residential market shows no signs of slowing down. One respondent reported that they’re seeing higher demand from clients who can afford luxury homes than at any time in the past 7 years. ?
