Special servicing is?a process where a third party is brought in to manage and resolve commercial mortgage-backed security (CMBS) loans that are in default or at risk of default. This chart courtesy of Trepp, Inc. shows how while some CRE property sectors are improving, the office sector is moving in the wrong direction due to the obvious which are high refinancing rates coupled with declining property values. From CRE Daily 'hybrid work's 14-22% demand drop still weighs heavily. Expiring leases are cutting revenue potential by up to 22%, leaving sponsors to face prolonged refinancing challenges through 2027.'
