    NewFront Properties completes the acquisition 8700-8708 Cleta Street, a two-property portfolio totaling 9,000 square feet on 22,653 square feet of land in Downey, CA. This transaction was completed in just two weeks, accommodating the Seller's timeline and showcasing our commitment to efficiency and relationships in every deal. We were drawn to the deal for it’s attractive acquisition basis, functional small building design, and dynamic infill location. NewFront will cash flow the properties until the ongoing environmental remediation is complete. We are excited to add the assets to the portfolio and look forward to the positive impact it will have in the community.

    In January 2024, Newfront Properties acquired 1248 Alameda in Wilmington, CA. The property is located along the "Overweight Corridor" and provides immediate access to the Ports of LA and Long Beach and to the 110, 405 and 710 fwys. The property features a 2,500 sq. ft. office and warehouse structure on approximately 1 acre of land with M3 zoning, the heaviest industrial zoning in Los Angeles. Newfront found creative and practical solutions to challenges that arose during diligence and was able to close on the property timely and efficiently. ? NewFront acquired the property all-cash and repositioned the property to include more?modern functional features. The Property is currently listed for sale and lease with Lary Carlton, Kyle Degener and Amanda DePierro with Colliers International.

Newfront acquired the property because of the attractive basis, flexible month-to-month tenancy, mark to market upside below market rents and each building situated on individual tax parcels allowing for multiple exit strategies.
