Fiscal Year 2024 saw the milestone of 150 resident-owned communities, the launch of our new strategic plan, and our first ever brand/digital refresh. We provide systematically excluded people and communities with the financial, human, and civic resources they need to be economically secure. Community is at the heart of everything we do. Our neighbors-investing-in-neighbors model turns donations and impact investor funds into loans and services for homeowners, small businesses, nonprofits, and communities. During our 40+ years of service we have helped purchase or preserve over 11,000 affordable homes and added coaching and guidance loan services that help borrowers navigate repayment. Through partnerships and caring community investors and donors, we work for a future where everyone has access to the resources, they need to live secure and prosperous lives. We are a 501(c)(3) nonprofit and one of the first community development financial institutions (CDFIs) in the U.S. and have received industry awards and recognition for social impact, financial strength, and performance.

The New Hampshire Community Loan Fund and ROC-NH? hosted the Co-ops Celebrating Community Conference in Concord, N.H., on Saturday. About 100 resident-owned community members and board members from five states came together for training, community building, and to recognize outstanding communities and residents. New Hampshire is home to 151 of the nation’s 300+ resident-owned communities (ROCs). The average monthly payment for mortgage and lot rent in the Granite State’s ROCs is just $1,500 a month. This makes homeownership in a resident-owned community the most affordable housing option in New Hampshire. Saturday’s CCC Conference provided ROC residents and board members with many learning opportunities, including practical workshops, engaging speakers, and an interactive Open Space group forum. Ten ROC community members were honored with the Above & Beyond Award, recognizing their extraordinary contributions to their communities. TangleWood Park Cooperative received a special Resiliency Award for “unwavering spirit and unity in the face of adversity,” recognizing the community’s ongoing hard work as they recover from profound damage caused by July's storm event. Dorrie Kossuth, President of Medvil Cooperative, summarized the impact of the day. “We all came away more knowledgeable and plan to use what we learned for the benefit of Medvil's future.”?

As we continue to battle the affordable housing crisis, our major opportunities for manufactured-home ownership include preservation, expansion, and awareness.
Efficient, inexpensive, and in-demand – two of those words are often missing when referring to homeownership options in the United States. Manufactured homes are making a comeback and challenging that convention. With much of the country’s for-purchase housing out of affordable reach for a growing number of households, these inexpensive homes offer a uniquely affordable onramp to homeownership. Available in a wide range of sizes and designs, manufactured housing units are smaller by an average of about 1,000 square feet than single-family homes. They’re also more affordable. Excluding any land costs, the average manufactured home purchase price is half that per square foot of a new site-built home. We are thrilled to be celebrating the establishment of New Hampshire’s 150th resident-owned community (ROC), Derry Oak Village. When New Hampshire Community Loan Fund was launched in 1983 to support the creation of our nation’s first ROC, the 150th was well beyond the horizon. It took over 40 years, but here we are. We’re proud of the work we’ve accomplished. But more importantly, reaching this milestone inspires us to look ahead. As we dive into our next chapter, we have refreshed our look and feel from the ground up to express where we are as an organization today and where we’re going. In addition, we launched a new website to make it easier for people to find the resources they need, for impact investors to learn about us, and for people to understand how we help communities, nonprofits, and businesses. We’re excited about what’s in the pipeline and ready to make a difference in the lives of our neighbors and communities over the next four decades — and beyond.
