Our Green Building Services team advances the impact of sustainable development in new affordable multifamily housing by helping developers and their teams construct these residential or mixed-use buildings in a way that is healthy, affordable, resilient, and accessible to the communities they serve. Our Existing Building Decarbonization team transforms existing housing stock by working with owners and operators of multifamily affordable housing to pursue practical strategies for building decarbonization over time, reducing impacts and controlling costs while increasing sustainability. Our Climate Smart Communities program catalyzes local community development initiatives to deliver not only affordable housing and opportunities to build equity, but homes that offer improved indoor air quality and which are designed and built to withstand what we expect from our changing climate. We are thrilled to announce that IMT has been awarded a grant by the William Penn Foundation’s Democracy and Civic Initiatives program! ???? We are deeply grateful to the William Penn Foundation and the Green Family Foundation for their support to further our work supporting community lenders to leverage the historic Greenhouse Gas Reduction Fund (GGRF). This grant will help IMT and our partners Building Energy Exchange, Philadelphia Green Capital Corp., New Ecology, Inc., and Green Building United support lenders in the Southeastern Pennsylvania community as they leverage Greenhouse Gas Reduction Fund. We are happy to announce that 2Life Communities' Coleman House is now Enterprise Green Communities certified! Coleman House is an affordable housing community for seniors in Newton, MA. This was an occupied rehabilitation, in which units were addressed in stacks-- residents were moved out, their units rehabbed, and moved back in, before moving to the next stacks.

This program aimed to offer a real-time snapshot of the evolving requirements and available funding for energy efficiency and green building, particularly in affordable residential housing Ned Howe Magda Westerhout Jay Ranaweera, AIA, LEED AP. Rebecca Arnold and Lisa Reed from New Ecology, Inc., David Borchardt from MD Energy Advisors, and Sharon Bollers from Enterprise Community Fund provided a general overview of current programs. They highlighted funding opportunities that not only cover the costs of specific green and energy-efficient features but also, in some cases, provide gap funding to complete the capital stack necessary for advancing rehabilitation and new developments.

Last week, Chaberton held a groundbreaking ceremony in Harrington, Delaware, for Project Crestone, which we're developing in partnership with Pivot Energy. The 5.7 MWdc solar farm will generate enough electricity to power the equivalent of 500+ homes with affordable, renewable electricity. During the ceremony, Delaware Sen. Stephanie Hansen said, "Delaware produces less energy than any other state in the United States...and yet, in 2021, we used 80 times more energy than we actually produced."* She continued, "Building this facility here...is incredibly meaningful, and it's impactful in our state." Crestone's sister site, Project Blackburn, is being built on a similar timeline by Chaberton and Pivot just a few miles north in Magnolia, Delaware. Together, the projects are two of the state's first community solar farms to break ground.
