It's been a productive Fall at Ellis Glen in Lee's Summit, MO! In September & October, we completed building footings, foundations and all structural concrete. On Halloween, we celebrated the lumber delivery from Century Building Solutions. We appreciate our expert framing team who is on track to knock out rough-in framing of 26 units in apx. 5 weeks' time. Plus, curbs are complete and the asphalt for the parking lot will be poured within days. As the first urban infill mixed-use development in downtown City of Lee's Summit since 2001, Ellis Glen is replacing blight and expanding the downtown footprint. With a contemporary exterior design, the project will offer 9,000 sq. ft. of commercial space on the 1st floor & 26 units on the 2nd and 3rd floors. Neighbors Construction is on track to deliver Ellis Glen by early summer 2025. The pool and outdoor terrace at Aspire Apartments in Kansas City, KS turned out simply spectacular and just finished it's first pool season! Many thanks to everyone involved: the NCCI team, BLUE RIVER PLUMBING, INC., Swim Things, Inc, Erin Lowery with Lowery Design Group, and of course, everyone at NorthPoint Development and NorthPoint Management. Unique features of the community’s 38,000 gallon resort-style pool include extensive areas with raised sunbathing ledges, plus a shaded swim-up bar under the pergola adjacent to the outdoor kitchen and grilling stations. Then, after Lowery Design Group adds on to what we’ve built with stylish outdoor lounge furniture that is both classic and glamorous, the result is a stunning outdoor pool and amenity for residents. Plus, NSPJ Architects designed the community and placed the pool on the south side of the main building, maximizing sunlight exposure so residents can bask in the sun for nearly the entire day. With the nice fall weather, Aspire's pool was heated and open all the way until November 4th, when NorthPoint Management and Pam Allee - Lakey, CAM , LEAD's team ended the first pool season in style with their fun Puppy Plunge event! The pickleball courts also turned out nicely, there's a cozy firepit, plus the sod looks perfect throughout the central courtyard. Our punch list team is using meticulous detail to wrap up one of the last batches of units at Aspire, so check back later this month when we share photos of the completed clubhouse interior and model unit. It's a beautiful clubhouse which features a slide from the 2nd to the 1st floors and will be fun to show off, so stay tuned! We are excited to announce our newest project, ArriveKC!? ? ArriveKC is a new transit-oriented multifamily development along the Kansas City Streetcar’s new 3.5 mile southern extension. ?Located near 31st & Main Streets near Kansas City, Missouri’s Union Hill neighborhood, the project replaces the old Trinity Lutheran?Hospital with 371 new luxury units and sophisticated amenities indoors and out. The 6-story, 537,831 sq. ft. structure will include a concrete podium with 5 stories of wood-framed construction atop.? ? For more than 2 years we have been working with our client, NorthPoint Development, design partner, NSPJ Architects, the City of Kansas City, MO, and many more to get this project started.? ? The project began after the demolition of the existing hospital and was initially challenging to get out of the ground.?Currently building pads are being finished and structural concrete work has begun with footings, columns and poured foundation walls.?Rammed Aggregate Piers kicked off the subgrade preparation for the concrete foundation work.?The underground work on this site is a maze of old footings, piers and remnants of the previous developments that stood in its place for the last 100 years.?The entire 3.5 acre site is essentially the building footprint and makes for coordination onsite extremely important.?NCCI personnel onsite have done a great job tackling the challenge of this coordination.? ? The near future will see underground rough in with concrete slab pours to follow that.?With the future addition of tower cranes, elevated concrete work will then follow throughout the next few months.?The timeline for that will be heavily dependent on the severity of this upcoming winter.?This upcoming spring the site will continue to go vertical with wood frame construction.? ? Delivery of the clubhouse and first units is expected in mid 2026, and project completion is anticipated for early 2027. ? Last Thursday our team took a well-deserved break to support an important cause at BLUE RIVER PLUMBING, INC.'s 2nd Annual Cornhole Tournament Fundraiser where NCCI Team 2 made it up to some of the very final rounds! It was fun to participate, catch up with fellow industry colleagues and also make new connections. Neighbors Construction Company, Inc. was proud to support the tournament as the Championship Hole Sponsor & as a Hole Sponsor with proceeds benefiting THE STOP TRAFFICKING PROJECT INC (TSTP). TSTP's mission is to end domestic minor sex trafficking (DMST) by focusing on awareness that leads to prevention before trafficking begins. Construction of Trilogy Apartments in Lee's Summit has made excellent progress this summer. Building 1 is all dried in and the exterior is being painted. Top floor units have flooring and countertops underway, while lower floors are still being insulated and drywalled. Building 2 is still being framed out. It's an exciting time on this Phase III project where we have 323 units under construction. Units are a mix of mix of studio, 1 BD, 1 BD + Den, 2 BD and 2 BD + Dens.
