NCREIF serves the institutional real estate investment community as a non-partisan collector, validator, aggregator, converter and disseminator of commercial real estate performance and benchmarking information. Our members include investment managers, investors, consultants, appraisers, academics, researchers and other professionals in the real estate investment management industry. NCREIF is a data service provider that meets its members' and the investment and academic community's need for high quality, transparent, timely and accurate commercial real estate data, performance measurement and benchmarking indices, investment analysis, reporting standards, research, education and peer group interaction, by: ? Developing and producing performance measurement indices, benchmarks and actionable information related thereto; ? Encouraging industry, academic and member use of NCREIF data for objective analysis and research; ? Providing forums with strong educational content to address industry issues and to improve industry best practices; ? Publishing informed, industry-related articles and reports; and ? Contributing to the ongoing improvement of real estate Reporting Standards. NCREIF converts data to information directly relevant to its members and the industry, that is: ? Built from property-specific and fund accounting data contributed by its members; ? Confidential in its specificity, but transparently available to its members; ? Focused primarily on domestic assets and investment vehicles; and ? Driven and directed by the needs identified by its members.

Highlights include: ·???The GREFI All Funds Index delivered positive total returns of 0.77% in Q4 2024, up by 39 bps from 0.38% posted in the previous quarter. ·???European funds outperformed the other regions with total returns of 1.21%, followed by the US with 1.08%, then Asia Pacific with -1.41%. ·???Both GREFI core and non-core funds reported positive performance this quarter, with the GREFI non-core funds outperforming their core peers. The NFI-DP represents the performance of a group of daily-priced open-end funds that invest predominantly in private real estate, generally ranging from 75% to 95% allocation, with the balance in liquid investments such as cash and public listed securities. Funds in this universe are most commonly offered to defined contribution plans and/or high net worth investors. The NFI-DP is an equal-weighted, gross of brokerage related fees (if applicable), net of advisory and incentive fees, index of time-weighted total returns. ANREV, INREV and NCREIF present the eighth edition of the Global ODCE (open end diversified core equity) fund index, consisting of 49 funds with a combined total gross asset value of US$ 341.7 billion. After turning positive in Q3, Global ODCE performance slid back to negative territory in Q4 2024 posting a net total return of -2.10%, down from 1.99% posted in the previous quarter. The US ODCE funds outperformed the other regions posting total returns of 0.96%, followed by Europe with 0.93%, then Asia Pacific with -8.19%. Access the full report at www.ncreif.org

With increased usage over recent years, it is frequently used as the standard benchmark in today’s real estate environment. In the spirit of increased transparency, the NFI-ODCE Performance Attribution Report was created to take a deeper dive into the components and attributes that affect the NFI-ODCE returns. ? ???????????????? ?????? ?????? ?????????????? ????????????????-?????????? ?????? ????????-?????????? ?????????????? The report begins with unleveraged property returns and layers in the impacts on return of various fund components such as leverage and fund costs. It also details the contribution to return by each property type. Property performance, which includes the primary property types (Apartment, Industrial, Office and Retail) as well as hotel, land and other properties held within NFI-ODCE, is also bifurcated into various sector categories such as regions and divisions, CBSA markets and life cycle to name a few. ? ?????????????????????? ???????????? ?????? ???????????????????????? ???? ???????????? The fund structuring impacts are calculated using the exclusion method, and property sector analysis is calculated using weights and returns (contribution to return). This group was created for those who are working with, or interested in, all things “Environmental."
