Fischer is currently Managing Director of Strategy and Client Solutions at Keller Augusta and was previously Executive Director of NAIOP Massachusetts. “We are thrilled to welcome Reesa as the next CEO of NAREIM,” said Kristin Renaudin, CFO of Stockbridge Capital and Chair of the NAREIM Board of Directors. “As our industry navigates rapid change, real estate investment managers are asking ‘What’s next?’. Reesa is uniquely qualified to build on NAREIM’s position as a trusted forum for open and honest thought leadership, where managers can collaborate and share insights into the opportunities and challenges of the investment management business.” Under Fischer’s leadership, NAREIM will continue to evolve as a premier platform for candid discussions and peer collaboration relating to real estate investment management business and organizational strategies. “I'm excited to join NAREIM at such a dynamic time in the industry," said Reesa Fischer.     NAREIM announces launch of search for new CEO with Zoe Hughes stepping down after more than six years in the role. Hughes is stepping down after being appointed as CEO/President of the PENSION REAL ESTATE ASSOCIATION (PREA). “The Board of Directors and I are tremendously grateful to Zoe for her leadership and building NAREIM to what it is today,” said Kristin Renaudin, CFO of Stockbridge Capital Group and Chair of the NAREIM Board of Directors. “NAREIM is now an unparalleled community where real estate investment managers come together to challenge the status quo, share openly and in a transparent manner the true issues facing their businesses and enterprises. We are excited about the future opportunities that lie ahead for NAREIM, not least given this pivotal moment for the industry.” Bob Mayes and Graham Beatty, who are leading the search for Ferguson Partners, said the search for a new CEO was an opportunity to “continue making a difference, as real estate investment management firms position themselves to drive superior investor returns.” Renaudin emphasized the significant responsibilities awaiting the next CEO. “The next CEO will have the opportunity to build on NAREIM’s strong foundation while steering the organization through an era of change,” she said.     There are just 24 days left to participate in the annual NAREIM Resume Book - and get your resume in front of HR leaders at firms representing $3.4tn AUM. The deadline for submitting resumes is Dec 6. NAREIM will be sharing the Resume Book with members no later than Dec 19. ? First introduced in 2019, the Book provides all real estate and business?undergraduate?and?graduate?students an opportunity to put their resume before NAREIM's 108 member organizations, which together represent $3.4tn of AUM with an average AUM of $34bn and a median AUM of $9bn. In 2023, more than 500 resumes from 40+ schools were shared with members. ? What do you need to do? It's pretty simple: Send a one-page resume, in PDF format, to [email protected] by EOD Friday, December 6, 2024. Important:?The saved PDF file should adopt the following naming convention [SCHOOL_Last Name_First Name]. If it is not in PDF format or with the correct naming convention it will not be included. Eligibility: All undergraduate and graduate students currently studying a real estate-focused course or a business course with a strong interest in commercial real estate can send in a resume.? ? A few tips on what to include: * Education and experience to date. Keep the resume to?1-page. * Highlight concisely what makes you outstanding.     We're always proud of our own meetings, but it's amazing when the next generation also appreciate the work required in bringing 90+ executive leaders together in Fort Worth. Our five amazing NAREIM Fellows had a really great time in Fort Worth for the Executive Officer meeting, but we're floored with their feedback as well. "Second-to-none", "phenomenal", "invaluable", "unmatched opportunities to learn, network, and grow with some of the smartest minds in the real estate industry."     NAREIM is so proud to announce the new class of NAREIM Jeff Barclay Fellows - Eric Rutledge, Matt Ghidotti, Peggy Ghasemlou, Bernadette Mead and Micah Nelson. Eric, Matt, Peggy, Bernadette and Micah will join 90+ C-suite members of NAREIM for the annual NAREIM Executive Officer meeting in Fort Worth in October, where we'll be discussing the future of real estate investment management - and how firms are assessing the impact of capital raising, org design and talent strategies on enterprise value. The Fellows is a critical part of the annual EO meeting - bringing together leaders in investment management with emerging new talent entering the business. This year, NAREIM had more than 65 applications from 15 schools. The Fellows is named after the late Jeff Barclay, former NAREIM chairman, managing director and head of acquisitions at Clarion Partners, and head of Goldman Sachs' real estate group, and invites the five Fellows to join not only the NAREIM Executive Officer meeting but also meetings covering asset management; architecture, engineering & development; data & information management; DEI; legal, compliance & risk; portfolio management and sustainability. ?     Relationships are key. This was an overwhelming theme discussed throughout several sessions at NAREIM’s sold-out Asset Management meeting, which I hosted this week in NYC. Members gathered to discuss topics including navigating lender conversations, how to efficiently run an asset management team, measuring the “S” in ESG across multifamily, the latest insurance update including alternative program structures and RFPs, market trends for 2024 and proptech innovation. Although these topics range, the common denominator around those in asset management came down to utilizing relationships, enhancing one's own communication skills and relying on your peer set conversations to help strengthen your teams and business plans. A big thank you to the 2024 Asset Management Committee Haley Donato (Gallagher), Jason J. Acosta, Sara Owen, Anil Erdem, Joseph Mancuso, Rick Bierbower, Leyla Leblebici, Erick J.     “We are close to the end.” Yes, NAREIM’s Portfolio Management and Asset Management meetings in NYC this week may have marked the last of NAREIM's in-person meetings for H1 2024 - but it's not that end we're talking about. Instead, portfolio managers feel US CRE values are stabilizing, or set to end their qtr over qtr declines. The end of the current downturn is close, they believe. With almost 70 portfolio managers gathered in midtown Manhattan this week, we discussed valuations, the dispersion of returns during the 2023/24 downturn, debt distress and emerging opportunities as well as underwriting sustainability, AI and value creation through the next cycle. Key highlights included: * Almost half of portfolio managers agreed that value declines would stabilize within the next quarter. A further 25% expected the downturn to end within the next 12 months. * “You are going to see a lot of “Come to Jesus” moments this year and next; but as you look ahead understand that you will “no longer have the capital markets at your back anymore. It’s about focusing on the fundamentals and asset management – managing the cap-ex and getting the op-ex right.” * Already, some sections of the market are back, not least among debt platforms where one deal for a mark-to-mark industrial loan saw 14 debt funds bid versus two to three in 2023. * Despite the lack of appetite among institutional investors for office, the member said: “Office is an opportunity. But investor sentiment is not there yet. It provides coverage for our capital and is compelling at a reset basis.” * Almost two-thirds of real estate investment managers using GenAI today are doing so for internal communications – with almost half using artificial intelligence tools for RFPs and DDQs. * Sustainability measures and even Building Performance Standards could be seen as having upside for the portfolio or deal - with BPS creating higher operational costs and increasing barriers to entry for a market.? * Solar can generate six-figure incomes that go straight to NOI. Just remember: You need an in-house or third-party structural and legal review of the roof. Do not rely on the solar developer’s analysis.
