This morning's discussion centered around the Capital Markets. Bobby Norwood moderated the discussion between Kennedy Hicks, Brandon Houston, Lex Rickenbaker and Kevin Lott. Here are the top takeaways. Let us know what you would add in the comments. ? ??While capital largely sat on the sidelines last year, things have begun to open up, but there are not enough deals for all the capital to chase. ??Land sellers' expectations are beginning to align with buyers', lowering the basis and unlocking more opportunities throughout the Southeast for new developments. ??Office, hospitality, regional malls and Class B/C multifamily sectors are experiencing outsized discomfort in capital allocation. ??There has yet to be a significant amount of value reset in most portfolios because a lot of mispriced assets aren't trading, which encumbers the liquidity in the market. ??Headwinds facing the capital markets and CRE include tariffs, uncertainty and demand.? ? Bonus advice to professionals earlier on in their careers from our panelists: ? Lex Rickenbaker: "Go an inch wide and a mile deep; become an expert in something."? ? Kennedy Hicks: "Times of disruptions and dislocation are great times to learn. Pay attention to capital stacks and what people are doing. Continue to stay curious and learn."? ? Kevin Lott: "Go into the office and find a mentor."? ? Brandon Houston: "Slow down and take in as much info at each level as possible before rushing on to your next promotion. A promotion comes with more responsibilities and the expectation that you're experienced, so make sure you learn as much as you can."?

Our Annual School Challenge is back for the 32nd?year! This case study competition brings together students from Emory University, Georgia State University, Georgia Institute of Technology, and the The University of Georgia to compete for $5,000 and the coveted School Challenge Shovel. This year, students are analyzing two different Atlanta-area properties and putting together a development plan for their desired site. They will then be defending their plan, budget, and financial analysis. There will be a celebratory happy hour following the students’ presentations. Come cheer on your alma mater!
