The Mortgage Bankers Association recently reported that commercial and multifamily mortgage delinquencies increased in Q4 2024, with the exception of life company loans, which saw a slight decrease. Despite challenges like low occupancy rates and oversupply in the multifamily sector, delinquency rates remain historically low. However, with nearly a trillion dollars in loans maturing in 2025 amid uncertain economic conditions, further delinquency increases are possible if refinancing hurdles arise. We are still in an interesting period, however volume feels like it's beginning to pick up a bit. What a rollercoaster the bond and stock markets have been on over the past month! The S&P 500 and Nasdaq have officially entered correction territory, each declining more than 10% from their all-time highs just last month. Meanwhile, the 10-Year U.S. Treasury yield has dropped over 50 basis points from its peak in mid-January. Analysts and economists remain concerned about the impact of President Trump's tariff policies on both the domestic and global economies. With the administration's inconsistent direction, market volatility is at its highest level since mid-December. One silver lining of lower equity prices has been the decline in Treasury yields, the most commonly used index for commercial real estate lending.
