    During this time of year, my family and I love to dedicate some time to volunteer at Build a Box. They have been providing Thanksgiving meals to thousands of disadvantaged families in the Bay Area for decades! The way this non-profit started is heartwarming! In 1987, realtor Art Scott gifted 3 boxes to his neighbors who were going to go without a Thanksgiving meal. It included everything necessary to prepare the perfect Thanksgiving meal. 37 years later, Build-a-box is a federally recognized non-profit organization that feeds 600 families across the San Francisco Bay Area for Thanksgiving yearly! The Monday before every Thanksgiving is when volunteers assemble donations at Lucky's in Los Altos for families and load up cars for delivery to homes, churches and community centers.     As we settle into fall, the market has picked up some as expected.?We typically see an uptick in home sales in Sept/Oct before the market settles back down for the holidays.? Of course some key factors come into play in this current season: Location and condition of the home being the 2 major components.?And when I say condition of the home, I am speaking about quality upgrades and workmanship to the home.?In these cases we are seeing multiple offers at a substantial increase in sales over list price.?Otherwise we are seeing longer days on market as well as price adjustments. We are also 2 months into the new rules set forth by the lawsuit against NAR.?From what I am seeing and hearing from my own sales as well as discussions with various agents in various brokerages, for the most part it continues to be business as usual.?Yes there are additional documents that need to be signed by both buyers and sellers and yes there are some changes affecting both buyers and sellers but it hasn’t slowed down our market.?
