?? As older adults explore different #seniorliving options, understanding the legal framework that governs age-restricted communities is crucial. One key piece of legislation is the Housing for Older Persons Act (HOPA) of 1995. HOPA ensures that age-restricted retirement communities provide fair access while also meeting specific standards for older residents. If you're considering a move to a 55+ community, it's important to familiarize yourself with the provisions of HOPA and how they might impact your decision. In this week's blog post, we dive into the essential details of this law and what it could mean for your potential new home. ??https://hubs.la/Q03dlPgl0 . . #SeniorLiving #RetirementLiving #55AndUp #HOPA #AgingInPlace #RetirementPlanning #retirementcommunity #CCRC #lifeplancommunity #independentliving #longtermcare #assistedliving #55plus #55pluscommunity #agerestrictedcommunity #seniorapartments #55community

Congratulations ?? and thank you to the NC Dept of Insurance, LeadingAge North Carolina and Tom Akins, and the NC Continuing Care Residents' Association for coming together to draft legislation requiring better financial transparency for prospective residents of #CCRCs, #LifePlanCommunities. I've often said (and written) that greater financial transparency and resident financial protections will be critical to the future success of this industry and its partners. And while this bill doesn't necessarily provide a full financial backstop, it is a big step in the right direction for a state that has already been a leader in CCRC regulation and oversight. Perhaps best of all, residents had a seat at the table. Any such conversations that do not include the input of residents- many of whom have vast experience in corporate finance, insurance and healthcare- will ultimately fall short. I hope other states follow the lead of North Carolina. Now is the time! #seniorliving #seniorlivingfinance #seniorlivingleadership #seniorlivingmarketing #seniorlivingsales #continuingcare

The “Peak 65” portion of the Baby Boomers — the generation’s final cohort to reach retirement age — faces a financial landscape that is promising for some but uncertain for many. While some have amassed great wealth, a 2024 AARP survey reveals that 1 in 5 Americans age 50 and older have no retirement savings. This disparity in retirement savings raises important questions about the future of the senior living industry and the ability of Peak 65 retirees to pay for the care they may need in their later years. Will those retiring over the next 10 to 20 years be able to afford many of the senior living options available today? And how can society as a whole rise to the moment to address this challenge? We discuss these important questions in this week's blog post: https://hubs.la/Q03ck5Cg0 . . #retirement #seniorliving #retirementplanning #retirementsavings #costofretirement #costofcare #longtermcare #caregiving #caregiver #familycaregiver #retirementcommunity #assistedliving #nursinghome #independentliving #CCRC #lifeplancommunity #55plus #55pluscommunity #seniorcoop #intergenerationalhousing #seniorapartments #payingforcare #payingforretirement #costofliving

In 2024, the U.S. reached a milestone with the arrival of "Peak 65," marking the youngest and largest group of retiring Baby Boomers. Over 4 million Americans will turn 65 annually from 2024 to 2027, averaging 11,000 retirees a day. While Baby Boomers were born during a time of prosperity, and many accumulated substantial wealth, a significant portion lacks enough retirement savings for a secure future. What will this financial divide mean for retirees, the senior living industry, and society as a whole? Many continuing care retirement communities (CCRCs or life plan communities) require new residents to pay a sizable entry fee when they first move into the community, much of which is often refundable in some manner. The resident’s contract will stipulate the details and requirements of the CCRC entry fee refund if the resident moves out or passes away. However, many potential CCRC residents and their families are unsure of what exactly happens to those refundable entry fee dollars if a resident dies. When does the money get refunded? Who gets it? Does the refund go through the probate process? And are there any tax implications — such as capital gains taxes — on the refunded amount? In this week's blog post, we clarify these important questions so you and your loved ones better understand the CCRC entry fee refund process. https://hubs.la/Q039czPB0 . . #CCRC #continuingcareretirementcommunity #lifeplancommunity #costofcare #entryfeecommunity #entryfeerefund #refundableentryfee #retirement #retirementcommunity #retirementplanning #seniorliving #longtermcare #estateplanning #estatetaxes #capitalgainstaxes #55plus #55pluscommunity
