Their design perfectly embodies Frame Home’s mission to create sustainable and thoughtful urban living spaces. We’re proud to have been a part of this collaboration! ?? Frame 122 is the first Cross Laminated Timber (CLT) residential building constructed under the 2022 NYC Building Code, which formally recognized it as a permitted material. The building is constructed to Passive House standards, ensuring maximum energy efficiency and reduced environmental impact, with beautiful exposed CLT for floors and ceilings and exposed Glulam for beams and columns. The 15 residential units feature solar arrays that power much of the building, while triple-pane windows and high-performance insulation help to maintain temperature control and reduce heating and cooling costs. So excited to share that the completion of Belden House & Mews is rapidly approaching. ?? This development is designed by PBDW Architects in collaboration with the hotel group Dutchfield and interior designer Champalimaud Design. Our collaboration with PBDW architects focused on the renovation, adaptive reuse, and conversion of the two existing buildings on the historic estate—the historic 1880s Charles Belden House and the 1950s Mews Annex—into a hotel. Murray Engineering PC provided comprehensive structural services for the proposed renovation, including evaluation, design, coordination, documentation, and construction administration. ***Breathing new life into a vacant corner of East Harlem Tackling complex construction challenges head-on, the Affect team collaborated with expert specialty trades to deliver innovative solutions for a $9.3M residential project at 1638 Park Avenue, NY. This project brought new sleek and modern, much-needed housing to a community in Harlem NYC, including six affordable units within the 26-unit building. From groundbreaking in June 2022 to substantial completion in November 2023, the team stayed on course to achieve TCO by January 2024. Addressing the site’s environmental and logistical demands required in-depth coordination across disciplines. From advanced acoustic and environmental standards to the careful selection of materials, every aspect was meticulously managed. Joining Andrea will be Matthew Fadden, Ph.D., and together they will also present information on cost-effective retrofits for strengthening slab/column regions where deficiencies have been identified. The 2021 collapse of Champlain Towers South in Surfside, FL has emphasized the importance of identifying, evaluating, and correcting punching shear deficiencies in flat plate construction. In practice, punching shear related cracking can be challenging to identify as cracking is usually concealed. Current and previous code equations are of limited use for evaluating the punching shear capacity of slabs with excessive top cover and low reinforcement ratios.
