Project Spotlight: 815 Old County Rd, Belmont We’re proud to showcase the completed 815 Old County Rd, Belmont project, built for Carmel Properties. This large-scale mixed-use development features 177 residential units, premium amenities, and a multi-level parking garage—all requiring expert execution and precision in structural concrete work. Project Scope: ? 50,000 sqft footprint ? 25,000 sqft of retaining walls ? 100,000 sqft of elevated slabs ? 50,000 sqft of subterranean parking This development consists of four stories of wood-frame construction (Type V-A) arranged around a central courtyard, sitting atop a one-story concrete podium (Type I-A) with a below-grade basement. The basement level houses a parking garage, service spaces, and residential amenities, while the ground floor includes a leasing office, lobby, lounge, and additional parking. The upper floors feature studio, one-bedroom, and two-bedroom flats, along with a rooftop deck and residential lounge on level 5. ?? Project Spotlight: 2525 Van Ness, San Francisco ?? We’re proud to showcase the completed 2525 Van Ness, San Francisco project, built in collaboration with Achill Beg Construction. Situated on Van Ness St, this project was particularly complex from a daily operations standpoint, requiring careful coordination to meet Caltrans and City of San Francisco permit requirements. To execute some of the large concrete pours, we utilized two boom pumps, strategically positioning them to comply with Caltrans regulations. The pumping process even began half a block away on Filbert St to ensure seamless operations. This zero-lot-line project required full-perimeter shoring to support adjacent properties, further adding to the complexity of the build. Project Scope: ? 11,000 sqft footprint ? 5,000 sqft of retaining walls ? 79,400 sqft of elevated slabs ? 11,000 sqft of 24” mat slab The 7-story mixed-use development includes 24 residential units (studios, one-bedroom, and two-bedroom flats), premium amenities, and a rooftop deck on level 7. The basement houses a parking garage, service spaces, and residential amenities, while the ground floor features a leasing office, lobby, lounge, and additional parking. ??? Project Spotlight: 311 Grove St, San Francisco ??? We’re excited to showcase 311 Grove St, San Francisco, a complex project we built in collaboration with Noa Design. This Six-story structure above ground, with a subterranean garage, required a high level of precision and expertise. Built on a 3,500 sqft lot with zero-lot line constraints, this project required full-perimeter shoring to support adjacent properties—all while maximizing every inch of buildable space. Not one square foot was lost in the final structure, making this an impressive achievement in both engineering and execution.
