Fun fact from this Job Spotlight: Mud and Spanish moss insulation is called bousillage, a technique brought in by French settlers in the early 1700s and its usage was very popular in Louisiana until the early 20th century. Mosaic Property Valuations was proud to appraise Home Place Plantation, which is a historically and architecturally relevant plantation property in Hahnville, Louisiana. It is one of the few examples of an 18th century raised french cottage in the United States. To further complicate matters, the property includes extensive sugar cane and swamp land, essentially forcing us to value three separate property uses. The building had condition issues, with the original bagasse panels (made from sugar cane pulp) falling off in some places revealing the original mud and Spanish moss insulation which was commonplace at the time of construction. Like many plantations, the wrap-around porch gives the structure a grandiose appearance, but the actual enclosed square footage is minimal. These properties do not come up very often, and they require extensive research to properly address deferred maintenance and excess land. Increasing land values further complicate the Highest and Best Use determination, isolating the historical portion of the property. This one was very interesting.
