The key to learning more about your industry is to be present at luncheons such as BOMA.?Yesterday’s luncheon included a panelist of top local experts discussing the housing shortage in Idaho, the difference between housing affordability and?affordable housing, and what is being done at our local, regional, and national level for potential solutions to lowering the cost of housing.?The panelists included Steve Martinez of Tradewinds, Ken Burgess of Veritas Advisors, Bart Cochran founder and CEO of Leap Housing, and Zach Higgins CEO Wright Brothers with Bill Rauer as Moderator.? Some key takeaways: ·Idaho currently has a housing shortage of over 35,000 ·Roughly 25% of the final cost of a single family home is directly related to regulatory costs such as impact fees.?On multi-family housing the regulatory costs are estimated to be 40% of the final costs. ·Timing of new home projects and developments in some jurisdictions have been taking two to three years which has an impact on costs such as fluctuation in building materials, rising regulatory impact fees, and inflation. The timing to push new projects through does have a direct impact on housing costs. ·Resolution 103 passed the house that creates an interim study committee to address how to shorten the time regulatory agencies are approving projects and how to lower regulatory fees that are being charged to developers and builders. ·Housing affordability term is generally speaking about housing costs being roughly 35% of a household income.?Affordable housing is when housing is targeted for a specific household income.?We often think that affordable housing being built is targeted to low income families, but it is important to know that affordable housing includes middle class households.
