Why We Spent $2 Million Before Laying a Single Brick Historic redevelopment isn’t for the faint of heart—or the light of wallet. Before construction even begins, costs stack up: Demolition—because not every building starts with a clean slate. Cleanup —including four years' worth of pigeon… “tenants.” ?? Legal & tax credit expertise—because navigating historic tax credits is a project in itself. These expenses aren’t surprises—they’re part of the plan. Watch the video to see why smart pre-construction spending makes all the difference.#HistoricRedevelopment #RealEstateDevelopment #MolzerDevelopment

As you might've seen, we're building in public. Using our social media to educate others and show the reality of development ups and downs. While so far the transparency has been to show the cool discoveries and progress, here is a taste of the hard truths about development. Closing week is not for weak. It’s a whirlwind of paperwork, last-minute negotiations, and unexpected hurdles — because no deal is ever as simple as it seems. But after months of planning, this is the final stretch before we officially take ownership of the Aladdin and bring our vision to life. Stay tuned—because once we close, the real work begins.
One of the fascinating details of the Aladdin Hotel’s construction is how its load-bearing columns change as they rise. At the base, they’re massive—designed to support the full weight of the structure. But as you go up, they get smaller, because they don’t need to carry as much load. This smart 1925 engineering not only optimized structural integrity but also created more usable space on the upper floors. A century later, as we restore the Aladdin, we continue to be inspired by the thoughtful design that went into this building. As you can see with Zach Molzer hugging the columns.
Why Do People Hate Construction? Noise. Detours. Delays. Mess. For most people, construction is just an inconvenience—something that gets in the way of their routine. They see the disruption, not the vision. The dust, not the craft. And that’s a problem we in the industry can solve. At Molzer Development, Zach Molzer and I believe in building in public, pulling back the curtain and showing what really goes into historic preservation. By sharing the process on Instagram, our goal is to turn frustration into fascination. It’s not just about sharing, it’s about involving the community we’re building in. By showing the process, we hope to spark curiosity, invite conversation and encourage others to take pride in the places they live, work and create. When people understand the work, they appreciate it. Let’s change the narrative and show our craft. After reading this, you'd be a fool not to follow @MolzerDevelopment on Instagram to see more
Fortunate and blessed to have teamed up with such an amazing group to bring a much needed top floor cocktail bar to downtown Kansas City. When you all see what is planned for the bar at the Aladdin I promise it will blow you away. See you for a drink in a year or so Travis Kelce, Taylor Swift, Patrick & Brittany Mahomes??
I rarely talk about the cocktail bar that we will have on the top floor of the Aladdin. We want to create suspense seeing opening isn’t until Spring 2026. That being said, we partnered with the best operator in Kansas City; Exit Strategy (Christian Moscoso) A look at their other projects in KC?? While we won’t release any other details for quite awhile, just know that this space is going to be spectacular. Stay tuned??
It’s a CRIME to cover up natural light When the Aladdin was undergoing renovations in the 1980s, they wanted a way to add more units without extending the building. The solution for more space? A design that eliminated 30% of the windows in the Aladdin. The Molzer Development team and our partners crave natural light, and are restoring each window that was previously hidden. Stay tuned as we uncover more history #historictaxcredits #HTC #kansascity #adaptivereuse #multifamily
