    A question I'm often asked by Denver metro area homeowners: "When would be the best time to sell my home?" Another way to ask this question: "When would I have the BEST CHANCE of successfully selling my home?" Let’s look at one key metric called “Odds of Selling”. This is essentially a ratio of the homes for sale in each month - those that went under contract and closed VS those that remained in the market and did not sell. Since this is a direct ratio of the buyers and sellers in a market, the higher this number is the more likely it is that a home will sell. If this number is lower, that means that buyers will have more negotiating power and be less likely to compete against multiple offers. BOTTOM LINE based on the historical data: The highest “odds of selling” in the Denver metro is between Jan-May each year! I could have told you that based on what I see in the market each year. But it’s great to see the data for it. Don’t believe me? :) Here are a few of the graphs that show this.     How did the Denver real estate market perform overall in 2023? Take a look at the table below for reference (thanks to DMAR for the data). There were 10,629 less listings to hit the market in 2023 than 2022. Most notably, the number of closed transactions dropped significantly….. 9,176 less than 2022. That is 34% less than 2020/2021 and 18% less than last year. It took on average 14 days longer for a home to sell. We all could feel that! But surprisingly, the average closed price was almost identical to 2022, only lower by about .16%! Despite all of the challenges our real estate market experienced, it remained resilient. Forecasted drops in home prices locally for 2023 were in the 4-6% range according to some experts. But that didn’t happen in the market as a whole. There was thankfully no massive fallout…meaning our homeowners’ equity was protected overall. What's forecasted for 2024? Look for that post tomorrow!

    U-Haul published it's Top Growth States for 2023 report: "Texas netted the largest number of movers in one-way U-Haul? equipment in 2023, marking the third consecutive year it has finished atop the U-Haul Growth Index. Florida ranks right behind Texas among growth states for the third year in a row, followed by North Carolina, South Carolina and Tennessee. Idaho, Washington, Arizona, Colorado and Virginia round out the top 10 states for growth."

    Real estate in Denver has been in a recession all year. (Recession = less "output"/sales for consecutive quarters, not a reflection on home prices) YTD, the number of sales in the Denver area is down by how much? ? 19% less compared to '22 ? 34% less compared to '21 ? 33% compared to '20 The last time we saw the number of real estate sales this low? ? The Great Recession (...and we had about 500,000 less people in the Denver metro at that time too) Thankfully, sellers aren't necessarily the ones bearing the brunt of this real estate recession since prices are remaining relatively stable (and therefore their equity remains intact). It's actually the real estate industry as a whole (primary and ancillary/support services, construction, furnishings, etc) that is experiencing the pain of the low sales count.
