???Tajikistan's rural areas face significant vulnerability to natural hazards, with a Background Study revealing that approximately 91% of surveyed houses use Pakhsa (clay-bearing wall) construction — a typology that can represent a significant hazard when poorly constructed. On-site assessments showed that for many buildings there was a lack of clear load path and wall-to-foundation connection, with only 7% of buildings utilizing seismic belts. Field surveys documented that approximately 10% of buildings were in good condition, while 30-50% were assessed as being in poor condition across various structural elements. Most houses are non-engineered, self-built, and typically not inspected during construction, with financial constraints identified as the primary barrier to implementing resilient construction measures. ???? Once #Sacramento's "most modern mill on the Pacific Coast," it was a vital economic hub that processed grain into flour. ?The mill supported local farmers and workers ?Closing in 1968 and vacant for 40 years ?Survived multiple fires and declared hazardous @Applied Architecture partnered with Miyamoto International, for our structural engineering expertise, to transform this hazardous, seismically unstable facility into a modern residential space: ?? Preserving historic character of the mills and silos ?? Adding modern necessities: fire access, elevators, and modern utilities. ?? Due to factors like Traumatic Brain Injuries (TBI) and Post-Traumatic Stress Disorder (PTSD), many Veterans experience homelessness in their lifetime. Between 2023 and 2024, the count showed a nearly 8% decrease in Veterans, dropping from 35,574 Veterans to 32,882. A major factor in ending Veteran homelessness is the proper allocation of resources and widespread support. Ybarra Village is one of our proud contributions to Veteran affordable housing solutions, named after Miguel “Mike” Ybarra, a U.S. Marine Corps and World War II veteran.??? ???This 37,645-SF structure features 64 units as well as on-site social service programs for veterans. It consists of two buildings with four levels of Type V wood construction over an at-grade podium with one level of subterranean parking supported by an auger pressure grouted pile foundation. Buildings are more than structures, they tell stories and carry a purpose for the present and future generations.
