The Merchants Capital team was on hand to celebrate with developer Gorman & Company (Gorman & Co) at the groundbreaking ceremony for Charles Earle Family Residences last week. The former Charles Warrington Earle School in Englewood, Illinois, originally built in 1897 and vacant since 2014, will be converted into 50 units of affordable housing. Charles Earle Family Residences is currently under construction and anticipates welcoming residents in December 2025. The adaptive reuse project is also part historic preservation, with the larger classrooms being converted into one and two-bedroom units which will be available to individuals making 15-60% of the area median income. Gorman & Co is partnering with Chicago-based non-profit The Phoenix Foundation to provide essential supportive services to individuals and families. In addition to Merchants’ commitment, Illinois Housing Development Authority and City of Chicago provided equity to the project. Merchants Capital was proud to be involved as the debt and equity provider with Merchants Bank providing equity bridge financing on this impactful housing preservation. We look forward to expanding our work with Gorman & Co in supporting innovative methods of bringing critical affordable housing to the City of Chicago and beyond. Merchants Capital’s EVP, LIHTC Acquisitions Josh Reed had the pleasure of speaking at the ribbon-cutting ceremony for Shelby Commons, a new affordable housing community located in Minneapolis’ North Loop neighborhood. Merchants Capital VP, Acquisitions Kelly Berg was also onsite to celebrate with co-developers Woda Cooper Companies, Inc. (Woda Cooper) and Project for Pride in Living (PPL). Shelby Commons offers 46 affordable rental homes for families and individuals, with options for 1-, 2-, and 3-bedroom floorplans. The community includes many amenities, such as sprawling outdoor spaces, central laundry, community rooms, a playground, community gardens, a rooftop terrace, and underground parking. A contemporary-styled building, Shelby Commons features a corrugated metal fa?ade with brick accents and includes two large murals currently underway by celebrated local artist Jordan Hamilton. Hamilton is working in association with Juxtaposition Arts, with his artwork symbolizing the neighborhood’s rich history and culture. Additionally, the development has dedicated 12 units for people experiencing housing insecurity, with rental assistance being provided by the Minneapolis Public Housing Authority. PPL will provide optional supportive services for these residents, including a variety of programs such as building personal finance skills in budgeting, managing relationships, and housekeeping.
