Since 1976 McPhail Associates has been providing geotechnical engineering services to architects, owners, contractors, institutions, and developers. Over the years our services have expanded to include geoenvironmental, geothermal energy and below-grade waterproofing consultation. In addition, we offer a wide variety of contractor support services including design of temporary excavation support systems, pile foundations, and construction dewatering systems. We remain true to the vision of our founder, Robert E. McPhail, and continue to be creative, practical, respected problem solvers, always keeping our clients’ best interest in mind. Our professional staff have degrees in civil engineering, geotechnical engineering, environmental engineering, environmental science or geology and have a broad base of geotechnical and geoenvironmental experience in subsurface explorations, geotechnical analysis, foundation design, geoenvironmental site evaluation; remedial activities, design of excavation support systems, geotechnical instrumentation and construction monitoring. McPhail has a strong family-like culture that is fostered by weekly informal social gatherings, regular in-house knowledge sharing sessions, and annual summer and winter company-wide outings. Our culture has produced a close-knit group of employees and friends who collaborate daily with each other and with architects, engineers and contractors working toward a shared goal of a successful project for all involved.

This excavation is more than just a hole in the ground...it’s the foundation of something transformative! When it comes to air rights developments, success starts from the ground up, literally. This first ever air rights project in the City of Worcester will be a case study for coordination and problem solving. Beneath the future 5-story senior affordable housing development, we’ve faced: - Active infrastructure: Coordinating around an operational sewer line and utilities. - Soil challenges: Managing contaminated and unsuitable soils. - Structural precision: Ensuring proper placement of columns and piles to support the new building, all while protecting the Earnest A. Johnson vehicle tunnel below Lincoln Square. This project has been a labor of love, as we carefully preserve its rich history while integrating modern design and sustainable features. ??? The Story: Aeolian Mill has been a cornerstone of the local community for over 130 years, and we’re committed to retaining its character while bringing it into the future. We’re taking every step to ensure the building’s legacy is honored. ?? What’s Been Done: - Structural reinforcement to preserve the integrity of the building roof & basement. - Restoration of key architectural elements, including exterior and interior bricks, windows, and beams. - Modern upgrades for energy efficiency and accessibility. ??♂? What’s Next: - Continued restoration of the mill’s iconic features. - Interior work to create new stairs and modern, functional spaces. - Excavation & prep for elevator pit. - Door, hardware & interior finish carpentry installation. Medfield has been named the American Planning Association Massachusetts Chapter 2024 Community of the Year! This recognition highlights the town’s vision, dedication, and commitment to breathing new life into the historic #MedfieldStateHospital site. Since acquiring the National Register-listed property in 2014, Medfield has worked tirelessly to implement the award-winning MSH Strategic Reuse Master Plan, focusing on: ? Preserving open space and public access ? Protecting historic structures ? Balancing sustainable development We are proud to partner with the Town of Medfield and Jean Mineo / Bellforge Arts Center on this transformative redevelopment project, which will bring much-needed housing to the Medfield and Metro South region while preserving the site's historic charm. Cheers to the Town of Medfield for being selected as the American Planning Association Massachusetts Chapter 2024 Community of the Year! Medfield has exhibited relentless and exemplary community planning techniques since acquiring the former Medfield State Hospital property from the Commonwealth in 2014, which closed the facility in 2003. With the purchase of MSH, the Town accepted the challenge of re-purposing this scenic, historic National Register-listed former state hospital grounds overlooking the Charles River. The Town spent four years working on the reuse master plan; an arduous endeavor which is truly paying off. The MSH Strategic Reuse Master Plan was recognized by MA APA (in 2018) and APA STAR (in 2019) because it represented the consensus vision for future land use at the state hospital. The plan calls for preserving public access and open space, preservation of as many of the historic buildings as is feasible, programming and uses that will draw town residents to the site, and limited development of new structures so as not to impact the overall character of the site and the town. Medfield’s dedication to the implementation of the Plan has been demonstrated in the following ways: passage of the enabling zoning bylaws, an informal request for information process informing the future town solicitation which received two responses; one highlighting the value of good planning while not offering much money and one offering a lot of money for the demolition of the historic buildings. In deliberating the preferred response and ultimately overwhelmingly supporting the master plan-focused response, community leaders and voters signified a dedication to the values they spent years articulating.? The Town and Trinity Financial, Inc. continue to work as partners through the two-phased permitting process as having certain approvals assisted the developer in securing financing and other funding to move towards the actual purchase of the property and construction.
