A morning tale for Home Builders… A restaurant owner created a batch of loaded baked potatoes to sell to his customers. And those baked spuds with their enticing toppings were the hit of the town. Potato after potato went out of the kitchen on a special plate. Then, those potatoes were quickly gobbled up by patrons shouting “Take my money, please!!!†After a week, the owner realized he lost money on his hot-selling product. Now - he was an owner and a culinary creator. He wasn’t a “bean counter†(but he COULD whip up some really great bean recipes - but that’s a story for another day). He just put all the costs for his loaded baked potatoes into his “potato expenses†accounting column of his books - expenses for the potatoes, all of the toppings, and even some time to prepare those yummy things. Truth be told, his expenses looked more like mashed potatoes instead of a mash-terpiece (sorry for the pun, but I couldn’t resist). He knew he was losing money. He just had no idea where. So, like any owner in this same predicament, he raised his prices. And he hoped that would cover things in the future. It might…. Now, you may be wondering, “What the heck does this have to do with homebuilding, Brad?!?†I’m glad you asked. I work with Home Builders all across North America who are ready to get their “kitchens†in order. And I see a lot of them with decent-sized businesses who can sell a house with really “tasty†options. And those option-heavy houses are selling like, um, delicious loaded baked potatoes. But those Home Builders are still using very basic systems that just lump all these costs into a “Cost of Goods Sold†or “Homebuilding Expenses†account. If those homes aren’t making money, they just “raise their prices.†That’s a recipe to quickly price themselves out of the market. It’s better to break out those options costs from the house part. Even better if you can break the costs of each into smaller chunks to know where you need to buy better or design better. If you’re putting all your costs into big expense accounts and want better information, this is a step you should be taking as soon as possible. Don’t keep using the “I’m not a bean counter†excuse.
