In anticipation of California’s ban on gas boilers, we’ve been asked to help design a swap from traditional condensing boilers to heat pumps. That experience exposed us to the realities of California’s electrification push and provided us with valuable insights. While a well-designed heat pump paired with on-site renewables is an attractive, eco-friendly solution, the numbers still favor high-efficiency gas boilers when it comes to return on investment. In today’s energy market, the costs—design, permitting, procurement, installation, and ongoing maintenance—of these new systems fall squarely on property owners. Plus, there are serious concerns about whether our electricity grid can handle the extra surge in demand. It seems that policymakers, under pressure to rapidly decarbonize, have left critical issues largely unaddressed—such as grid capacity, reliable electricity pricing, the ease of navigating state and local incentives, and the many challenges in the heat pump supply chain—leaving many unresolved “holes” for property owners to fill. As a result, commercial property owners may be forced to absorb significant financial and logistical hurdles as they prepare for a future without new gas boilers.
