LLC ? Holding Company LLC ? Trust ? You 80%+ of real estate investors should use this to start. And let me start by saying this is NOT legal advice. I'm not an attorney, and you should always consult your attorney before doing anything with entity structure. But I've seen this structure utilized A LOT! Depending on your situation, there's usually a lot more added here for other businesses and whatnot. But this is a great structure to build a foundation of asset protection. From a tax perspective, this is a great approach too. ?? All your LLCs are disregarded entities, meaning you generally aren't required to file additional tax returns. This keeps your tax preparation fees low every year and gives you until April 15th to file your return. ?? You have a good step in starting some estate planning to more efficiently pass your assets to your beneficiaries with the trust and reduce time and cost in probate. A common state to register your holding company LLC is Wyoming. But you may also hear your attorney recommend a state like Nevada or Delaware. Wyoming is very business-friendly and has some additional anonymity laws compared to most states. "And you pay less taxes because you have an LLC, right?!"... Nope! LLCs. DO. NOT. GENERATE. TAX. SAVINGS! LLCs are for asset protection, not tax savings. Don't be fooled by this common misunderstanding that you'll see on TikTok or Instagram.
