"We see this anytime there is a period where interest rates are significantly higher than they were 2-3 years before.?As most CRE loans have between a 5-7 year balloon, there is a pending 'cliff' where borrowers will be forced to re-finance at higher rates, which could possibly put them in a violation of their DCR covenants, forcing them to sell or put up more equity at re-fi time."
