Strip malls aren’t just surviving—they’re driving the future of retail. Once considered outdated, they’re now thriving, with foot traffic up, vacancies down and investors paying attention. More than just shopping spots, strip malls have become essential community hubs, offering services and experiences that online retail can’t replace—from nail salons to urgent care clinics. As The Chicago Trend Corp. CEO Lyneir Richardson put it, “Amazon doesn’t do manicures yet.” Retailers are following suit. Macy’s is opening 30 small-format strip mall locations by 2026, and fast-growing brands like Dollar General, Five Below, and T.J. Maxx are doubling down on these centers. Trips to strip malls surged 18% in 2023 compared to pre-pandemic levels, far outpacing indoor malls, according to RetailStat. Small upgrades like fresh paint, better signage and improved landscaping can transform a center, attract vibrant businesses and help revitalize entire neighborhoods. With over 75% of Walmart+ members being pet owners in 2024, Walmart is expanding its Pet Services Centers to even more locations in Georgia and Arizona this year. These centers provide affordable, convenient services like routine veterinary care and grooming services provided by qualified veterinary and grooming professionals in collaboration with PetIQ, which currently owns and operates vet clinics on-site in more than 65 Walmart stores.
