This week’s deal is one for the books… and we are excited to share how Carlos and his team made the magic happen! The Details: - Purchase price: $1,200,000 - Loan amount: $1,080,000 - 90% LTV - Business bank statements Here’s where the fun started: the challenge was threefold. Not only did the team have to work through a 90% LTV loan, but there was also a large gift involved AND two recent auto collection/charge-offs totaling $45,296. But here’s where the team turned things around. Despite the large collections/charge-offs, we closed the loan at 90% LTV without reducing the LTV and requiring those collections/charge-offs to be paid. Most lenders would have dropped the LTV to compensate for the collections, but the team went all in, leaving the collections OPEN and delivering MAX LTV for the client. Talk about “Saving the Week!” Another win for the team—client happy, deal done, and we held the line! This is how you build relationships and trust, folks. Did you know that when the original buyer of a property transfers their rights and obligations to another party, it's called an "Assignment of Contract"? This allows a third party to step in as the new buyer! At Luxury Mortgage, we allow applicants to have a purchase contract assigned through a bona fide third-party assignment. Wow, this week's deal is a doozy! We hope you're ready for it. It’s a 12-month bank statement for a primary purchase that seemed pretty ordinary until we dug into the file. Here’s how we made it work: 1. 1-year self-employed borrower – Most lenders want 2 years of self-employment history. We didn’t let that stop us! 2. Non-permanent resident with an EAD card – Most lenders won’t accept non-perm residents for anything other than full-doc. We found a way. 3. Limited tradelines and short credit history – We accepted non-traditional tradelines when others wouldn’t. 4. Rent-free borrower—Most lenders add extra requirements for rent-free borrowers. Not us; we don't have additional overlays! And guess what? The file was CTCd today, and the documents are already prepped for closing/funding tomorrow! Our closing team is locked and loaded to ensure everything meets the required closing date.
