?? Do you need a Project Manager if you are considering a “turnkey” space for your next facility? There are benefits an experienced Project Manager brings to navigate considerations beyond design and construction management in a turnkey delivery.?With the abundance of vacant lab/office spec suites available in your market, it can make sense to take advantage of a facility that’s nearly ready for you to move into and start operations. Here are some things to consider. ?? Evaluating Turnkey Spaces Every client has their own specific needs, so the first thing to consider is if the space is truly turnkey for your requirements.?Your Project Manager will lead the evaluation of aspects such as available air/gas/water/power utilities and investigate the ability to add what you need if not currently provided, floor loading capabilities, vibration, air change rates, emergency power, can you an additional fume hood(s) to the existing exhaust, where the existing control zones are and do they work for the science you intend, other possible shared utilities (glasswash / autoclave) or do you need to provide your own, and so on.?In a multi-tenant building, does the loading dock and path of travel to your suite make sense for the materials you plan on moving in and out? ?? Negotiating Lease Terms Understanding your needs and completing site evaluations are key to selecting the location that will give your team the best opportunity for long-term success.?This also promotes clear and productive communication and negotiation with the building owner on the terms of your lease, i.e. tenant improvement allowances if modifications are needed, “free rent” at the front end, requirements at move-out, overall per SF rate, total out-of-pocket investment, etc. ?? Coordinating Move-In and Operations Once your lease is signed, your Project Manager will help get you in the space and operations running.?This can include coordinating the relocation of your current lab equipment and office furniture, purchasing new lab equipment or furniture, various FF&E and ancillary needs (workstation equipment, metro shelving, storage, consumables), IT racking and equipment, branding and custom signage, equipment monitoring, equipment certification, and so on. ??Making the Right Choice It's important to understand the benefits of going into a “turnkey” space or if a more traditional design from scratch is a better approach for your business.?You are making a long-term investment, so take the time to consider all options.?With extensive experience managing projects for tenants and building owners, I leverage industry relationships with owners, brokers, architects, engineers, and contractors to ensure your experience, either turnkey, traditional, or a hybrid is a success. ??
