BREAKING ANNOUNCEMENT: Lotus Capital Partners arranged and structured a multi-tranche $335.0 million Propco/Opco development financing package through Starwood Property Trust, GoldenTree Asset Management, and Clarien Bank Limited. The capitalization package was designed to supply Gencom with the capital needed to redevelop the iconic, 5-star Fairmont Southampton in Bermuda located on a 100+ acre hilltop site overlooking the pink sand beaches along Horseshoe Bay on the southern edge of Bermuda. Now, the story… The closing of this deal marks the end of an circa four-year capitalization process that began in 2019. Two years into what was supposed to be a 6-month assignment, we envisioned telling the story of leading the most complex financing ever done on a commercial real estate asset. To our minds, this story would continue to cement Lotus’ place as ‘the best there is’ at getting tough deals done. This deal had it all, ranging from securing the buy-in of labor unions, to open debates in Parliament about components of the financing structure. But, in the end, the story turned out to be about something bigger. Something less tangible and more relevant. It was about divergent stakeholders who in spite of a mountain of adversity never gave up on common purpose and closed one of the most landmark hospitality financings ever completed in the Americas. We would like to thank the extraordinary team at Gencom led by Karim Alibhai which includes Alessandro E. Colantonio, Blythe Pierre-Louis (formerly Edwards) and Eddy Cosio and many others.
