    October 2024 - first time hitting over $7mm since February of 2022. We’re not seeing the typical housing market slowdown that we see going into the holidays, with about 40% of my volume this month being purchase loans. Seeing a big uptick in homeowners utilizing the equity in their homes to either make home improvements or consolidate debt (or both). Rates on HELOC and Home Equity loan products are significantly lower than they were a year ago. Mortgage rates also noticeably lower than this time last year. One super annoying uptick in the mortgage industry is the increase of “trigger leads” or the credit bureaus (experian, Equifax, and Transunion) selling mortgage credit pull information to annoying mortgage companies that call incessantly - if you’ve had your credit hard-pulled for a mortgage in the past 12 months, you know what I mean. On top of that, credit reporting agencies are going to be increasing fees to mortgage companies, which makes it even more important for you, as a buyer/borrower, to work with someone who doesn’t charge excessive fees!

We pride ourselves on being small but powerful. I don't envy teams with 100s/1ks of LOs doing 1-2 deals each. It's not that I think it's bad, it's simply not in our DNA. 40% referral 60% direct to consumer advertising (no lead buy) 25%+ of our clients left 5 star Google Reviews 12% Purchase 88% Refi/HELOC The biggest mistake many owners make is trying to come up with a "big idea" or change their entire company playbook during challenging times- I've found myself doing that from time to time. Literally told my wife the other day "I need a big idea"- then I remembered that I already had that big idea. Stay true to your gameplan. Don't chase shiny things. Don't flail. Simply do what your really damn good at and do it consistently and it'll all fall into place.

This step is key to avoid falling in love with a home that’s out of reach and strengthens your offer when you find ‘the one.’ ???Consider resale value, even if you think it’s your ‘forever home.’ Life plans change, and neighborhoods evolve. A home in an area with strong appreciation potential offers flexibility down the road. Look for features buyers love, like extra space or proximity to good schools. ???Don’t overlook hidden costs. Beyond the price tag, there are property taxes, HOA fees, and maintenance expenses. Budgeting for these helps avoid surprises and keeps your finances on track.     1 Year at Loan Pronto Inc. ?? It’s been a year since I joined Loan Pronto, and looking back, it’s been a journey of growth and gratitude. Last October, I was unexpectedly laid off—it was my first time facing that in my professional career and I was crushed. Rent was due in a week, and I was scrambling, reaching out to former jobs to see if I could pick up extra shifts to get by. Beyond the financial stress, the layoff left me feeling defeated. But life works in mysterious ways.. While feeling low, I stumbled upon a message on LinkedIn—one I hadn’t seen for two weeks— from Loan Pronto. They were impressed with my portfolio and wanted to know if I was open to a new role (proof to always check your LinkedIn messages people ??) Within four days, I went through the interview process and secured the job. I’m so proud of myself for bouncing back quickly and refusing to let that setback define me. Since then, Loan Pronto has been more than just a job—it’s a place I look forward to every day. It’s given me friendships, creative freedom, a supportive work culture, and endless opportunities to grow. In just two years post-grad, I’ve realized how rare it is to be truly proud of where you work and the people you work with—and I can genuinely say I am.     September numbers are in! Almost hit the $6MM mark with a relatively even split in units between purchase loans, refinances, and second mortgages like HELOCs and HE Loans. I’ve seen a lot more homeowners accessing capital from their equity lately. People are still hurting from credit card and personal loan debt, but luckily have the equity in their homes to take care of it. Purchases seem to be keeping the same pace, but have seen less consumers simply looking to lower their rate. It seems as though people are under the impression that rates will continue to fall, but that’s not necessarily the case in the short term. In fact, the day the Fed moved the federal funds rate down, mortgage rates increased slightly. Rates are still lower than they were 6 months ago, so if you have an opportunity to save some cash now, it’s worth looking into. October is looking like it could be the biggest month this year! We’ll see how it plays out

    Last week, Hurricane Helene struck and left devastation in its wake, particularly in Western North Carolina. If you've seen the news or been on social media, you know how life-altering the damage has been. Towns flattened, homes lost, and lives forever changed. Working for a company like Loan Pronto Inc. , where we help make homeownership dreams come true and pull families out of debt, I felt compelled to act. Not only do we serve many clients in WNC, but several of our teammates have family and loved ones in those mountains as well. With the incredible support of my colleagues, we organized a donation drive from 10/1-10/8 to gather supplies for our neighbors in WNC. The response was nothing short of amazing. Our entire company—both in-office and remote—came together, and the Charlotte community stepped up in a big way too. We often take the little things for granted: a cozy blanket, a spare tube of toothpaste, or an extra pack of socks in the closet. But when you see how quickly everything can be lost, those small things suddenly become so important. To my LinkedIn network: if you haven’t yet taken steps to help those affected by Hurricane Helene, and those who will be impacted by Hurricane Milton, now is the time.     Some reviews from July! As expected it was an even bigger month than June. The mortgage world is heating up again. Seeing a lot more requests for equity loans and cash out refinances, though preapprovals are coming in a few a week as well and it seems like more and more realtors are getting wind that we’re closing purchase loans in as little as 14 days.
