Materials on rooftops can get superheated as much as 190° in the summer sun, it is important for your *trusted* roofer to use a sealant designated for specific roofing use, otherwise separation/cracking/shrinkage happens faster and may wash out on other materials like this caulk did on the shingles below a steeple whose joints were sealed with an inferior product (in less than two years every joint was open again). Most rooftop penetrations/assemblies can be installed/replaced in a manner that doesn’t need sealant, but if it is up there for waterproofing, all of those joints require to be maintained/resealed on bi/annual basis.

Berkeley Lake Elementary School’s Field Day was awesome great, the kiddos had a blast! Hard to keep the #inspector hat off, somebody needs to check about 4,000’ of gutter joints and seams :) Home #inspections are not only for presale situations, just like you shouldn’t wait for the oil light to come on your car before having a mechanic check it or an HVAC to shut down before a technician tunes it up, get an extra pair of eyeballs to look over all the interdependent components of your building to ensure it’s operational and water-tight.
