Linden Property Group closed out 2024 with the acquisition of?Shenandoah Station, a 172-unit affordable community in Triangle, VA. Strategically located adjacent to the main entrance gate of Marine Corps Base Quantico, Shenandoah Station offers residents easy access to I-95, as well as proximity to key job drivers and retail amenities in the area. ? We have a comprehensive improvement plan for the property, including modernizing the leasing office, renovating units, and upgrading amenities, which will enhance the property’s appeal to residents and create value for our investors. We are grateful to the partners who played a vital role in making this acquisition possible. Linden Property Group is pleased to announce the successful sale of Walnut Hill in Petersburg, VA. Linden acquired the 168-unit LIHTC community in 2021 and completed a comprehensive capital improvement plan, including unit renovations and upgrades to all amenities at the property. The investment in Walnut Hill generated returns for our investors that exceeded our underwritten projections, while achieving Linden’s goal of improving and preserving affordable housing in the Mid-Atlantic. We are pleased to announce the successful acquisition of Villas at Greenview West and Park Villas Apartments in St. Mary’s County, Maryland. The acquisition of the 304-unit portfolio is Linden Property Group’s largest to date and brings our presence in the region to over 475 units. The properties are well positioned to benefit from strong renter demand in the submarket, driven by low supply, the continued growth of Naval Air Station Patuxent River, and the proximity to the DC MSA. We look forward to enhancing these properties and creating value for both our residents and investors. ? We were able to take advantage of a temporary drop in treasury rates to lock in an attractive interest rate on a fixed rate loan with Freddie Mac that will provide ample proceeds to fund future improvements at the property.
