Happy new year everyone!! I’ve been a little quiet on LinkedIn the past few weeks, and some of you have reminded me about this, thanks for keeping me honest ?? But we’ve been quite busy and here’s a quick recap of 2024: What and where we’re building: ?? 7 condos in Kirkland ?? 1 single family homes in Bellevue ?? 5 single family homes in Newcastle ?? 3 single family homes in Kennydale ?? 9 single family homes in Kent ?? Under contract on 14 more single family homes in Kent ?? Total = 39 homes!! ?? It has been a grind as well…and lots of lessons learned! Just a few: ? No more metal beams! They make for great open architectures but are a pain to install ? Investor updates…will do a better job of this in 2025! ? Only permit / shovel ready lots. We are able to take raw land to finished homes, but time is money, and it simply takes too much time to work with the city to get permits. ?? I need an admin ? Daily workouts are a great stress buster. ? Money = speed. Can’t be too skinny or else progress suffers. ? Teslas are awesome…especially when you’re driving 30,000 miles a year between project sites ? For all the hard, we are in the right business - building homes is what’s needed and new home supply needs to increase This year we are also focusing on more “middle housing†- higher density, family size 3-4 bedroom townhomes and starter homes in the $700k-$1.1m price range that can address buyers who are tired of living In cramped 1-2 bed apartments but can’t yet afford the $1.5-2m single family house. Sales of newly built homes in the U.S. surged unexpectedly in July, as home builders saw a bump in demand due to falling mortgage rates. Sales are at the highest level since May 2023. It was also the biggest increase in nearly two years. Sales of newly built homes in the U.S. rose 10.6% to an annual rate of 739,000 in July, up from a revised 668,000 in the prior month, the Commerce Department reported Friday.
