    I look at Security Deposit Disposition letters all day, everyday... PMs, PLEASE do not reduce or waive your security deposits in the name of occupancy. 1. The bills will come due 2. Collections will often go unpaid 3. Owners will suffer Todd Ortscheid wrote a great piece recently on why rent incentives are a bad strategy for SFR and ultimately lead to more headache than occupancy. In my opinion, for the reasons listed above, it's the same with #SecurityDeposits. I do, however, agree that offering flexibility is always a great strategy and one that can be easily accomplished with solutions like Lighthouse without having to sacrifice financial protection (or make any additional investment). https://lnkd.in/emzFaE9F

    I'm not seeing any "tech fatigue" in the real estate industry. In fact, I'm seeing quite the opposite. I understand where the tech fatigue crowd is coming from: the real estate industry is grappling with a lot right now and it makes sense to think that tech would fall to the background of the focus of real estate management teams and boards. But in the past 24 months that the real estate industry has been under such pressure, I would say we've seen a heightened accelerated interest in how technology can look to solve the real estate industry's problems: opex reduction, incremental revenue, digitization. I would actually say there's something about this adverse environment that has thrust this imperative to become innovative (which is something the real estate industry has historically not been good at) front and center onto the real estate industry. Of course it's unfortunate that the real estate industry is grappling with so many issues all at once, but it does not feel like tech has been a casualty of all of these challenges. In fact, it's been a beneficiary. It feels like there's a tailwind, and I actually expect that in this environment we're going to see more new tech companies created and succeed, because there's this demand now from the real estate industry who needs their problems solved, now more than ever. #proptech #realestate

    "Your process matters." - Marc Cunningham Security deposit disputes are one of the leading causes of negative online reviews for property managers, and are rapidly gaining the attention of federal regulators (i.e. FTC vs. Invitation Homes, etc...). Having defined processes & thorough documentation / communication are the best ways to quickly resolve these disputes, and "make problems go away." https://lnkd.in/eJHcKd5E
