Founder Pete Mitchell spent 30 years in banking as a CRE and SFR construction lender, problem loan workout manager, REO Manager for a $22B Texas bank, bank president, and served on 3 bank boards. He was also able to help 2 banks successfully resolve 8 OCC C&D orders, while developing a high level of trust with the OCC staff. During his 25 year lending career he booked in excess of $130M middle market loans while experiencing losses of less than $35K. He highly recommends expert third party construction site draw inspections to free up loan officers for marketing purposes and to provide a totally objective site analysis. He also recommends independent appraisal reviews that include a site visit. Appraisals are at the core of any real estate loan, but few lenders have the time or expertise to properly critique an appraisal for the critical value indicators that will underwrite the bank's collateral. Appraisals of SFR properties in dense and homogeneous areas are fairly straightforward given the multitude of comps. Conversely, CRE appraisals typically involve evaluating totally unique properties in mixed use environments, a very technical challenge for even the most seasoned appraiser. Appraisals are the essential core value underwriting any real estate loan, not the borrower. The cost of these services is quite low in comparison to the reduction of risks.
