Ancestors of Lee, Lee & Puckitt Associates, Inc.’s senior partners arrived in West Texas via horsedrawn wagons and settled on the land that, more than 100 years later, the ranch real estate business’ partners continue to operate. Land was in their lineage, the Texas soil in their blood, so it made sense to found a company that makes land a part of other families’ heritages. Loyalty to Texas and a resolve to serve its citizens has been the company’s backbone the past 60 years of its existence. Lee, Lee & Puckitt Associates, Inc. originated in Bronte and operated there from 1962 to 1976, at which time its San Angelo headquarters were constructed. The company has operated in San Angelo since 1977 with a steadfast mission of providing experience, knowledge, and ethics in the ranch real estate industry. The business’ founders and key individuals in its early days include Martin Lee, who has been with Lee, Lee, & Puckitt Associates, Inc. since 1962; Tom Lee, who became part of the firm in 1973; and Lee Puckitt, who joined the team in 1987. Lee Hortenstine, Kevin Reed, Lane Puckitt have joined on as partner since that time. The associates at LLP are Elaine Lee, Leslea Charlesworth, Tres Watson, and Hunter Albright. The sales force has served and currently serves customers from the U.S., Canada, Mexico, and regularly communicates with clients from throughout the world. The company has transacted millions acres of land acquisitions giving LLP the historical edge to serve their clients and community. Giving back is Lee, Lee & Puckitt Associates, Inc.’s primary goal. The company has a long history of service to the community, whether as volunteers for myriad charitable organizations, churches or ranch industry organizations and civically.   • West Fork Ranch | 651.28+/- acres | Taylor County Price: $2303 per acre or $1,500,000.00 Location: The West Fork Ranch is located approximately 3 miles North of US Hwy 277 between Abilene, Texas and Bronte, Texas. The distance to area hub cities is, Abilene 29mi, Sweetwater 39mi and San Angelo 59 miles. The last mile to the ranch is an easement making the ranch private and secluded.     What do the various terms used for cowboys tell us about their roles? The rich vocabulary of ranching paints a vivid picture of life in the saddle. Here is a brief example: ???????????????? Primarily used in the Western United States, more specifically the Great Basin region, a buckaroo is another term derived from “vaquero.” It reflects the rich Spanish and Mexican influences on cowboy culture in the region. Buckaroos often worked in large cattle operations, sporting flat hats and chinks, riding A-fork saddles and featuring lots of silver in their equipment. ???????????? The classic term, “cowboy”, was first documented in the English language by 1725 and comes from the Spanish word vaquero, which translates to “one who manages cattle from horseback.” It is also documented that the term “cowboy” referred to African Americans in the trade, as being called “boy” regardless of age came from slavery in the South. Historians estimate that one out of every four cowboys in the American West were African American. Nowadays, cowboys come from all races and backgrounds. A cowboy typically works on a ranch, tending to cattle and performing duties on horseback. ?????????????? The term vaquero comes from the Spanish word “vaca,” which means cow. Vaquero specifically refers to the traditional cattle herders in Mexico. Vaqueros were some of the first cowboys in the Americas and influenced cowboy culture in the United States, especially in the Southwest.     Great article on factors that effect rual land values and not just interest rates. I get asked how interest rates effect our market all the time. It’s much more than just interest rates. Especially on the larger properties and location of the property. In my world interest rates play a part of the equation, but it’s not in the way most people think. It is more about investment and where will my investment save me money or more importantly earn me money. We all know know land agriculture wise outside of farming does not pay for the land. There are exceptions, but most of the time the surface of the land without cutting into smaller tracts do not make a ton of money compared to the investment. Its main money making function is in appreciation. Even if not sold it helps on retaining wealth (big or small). Some get lucky or in the right line of work to get ahead of the energy market (O&G, wind solar etc) to potentially make the land pay for its self, but that is a small percentage of land buyers. To be honest most get lucky when that happens or the next generation gets the benefits of those projects. Most people buy rural land because they enjoy it and want to raise kids or grandchildren doing hunting, fishing, livestock, hiking etc. Confidence or lack of confidence in geopolitical events play a huge part in rural land sales. From my prospective the less confidence people have in the dallor the more rural land sales go up. Land is a great infatuationary hedge on money. As you will read in the article there are many factors that effect land values. Agriculture being one of them. Because farming and ranching are factored into the same stat in my opinion farming is the biggest influencer on the upside for land values from an agricultural investment standpoint.
