We’re excited to announce our third closing of the year—Preserve at Gresham Lake! This is a 156-unit affordable, garden-style community. What sets this development apart is its direct walking path to the Durant Nature Preserve, a 250-acre haven featuring trails, wildlife, and serene greenery along our northern boundary. Congratulations to Development Manager Landon Cox on his second closing in less than a month in North Carolina, the newest market in our portfolio. This milestone would not have been possible without the support of our financial partner, R4 Capital LLC, marking a record closing for the firm. We also extend our gratitude to our incredible partners: Carolinas Housing for All, the Raleigh Housing Authority, the North Carolina Housing Finance Agency, Wake County, and the City of Raleigh. We’re overjoyed to celebrate the ribbon-cutting for our Terrace at Southern Oaks—Dallas’s newest mixed-income community! Terrace at Southern Oaks offers 300 units with modern 1–4-bedroom homes. More than 150 units are reserved for those earning up to 80% of the area median income. Terrace at Southern Oaks welcomed its first residents in July, and we’re proud that they're over 22% occupied! Big News! The Rita June Foundation was awarded a $25,000 donation from The Molina Healthcare Charitable Foundation (MolinaCares), in collaboration with Passport by Molina Healthcare, to support our work in combatting food insecurity through our pantry program. This incredible contribution, the largest donation yet for our Louisville-based pantries, will allow us to provide over 9,500 pounds of food to our communities! Food insecurity has hit record highs in Jefferson County. According to Feeding America, nearly 102,000 individuals were food insecure in 2022—a staggering 31% increase since 2021. With food prices up by 25% from 2019 to 2023, this donation is a timely boost for many struggling families. The Rita June Foundation has opened five pantries at our affordable housing properties across Louisville to address this need. These pantries are stocked solely by the generosity of LDG employees, and thanks to partners like MolinaCares, we’re able to make an even greater impact. Together, we’re building a stronger, more nourished Louisville.

We're officially in nine states! This marks the second closing of the year for us with Sankofa Landing, a community designed with Durham's rich history in mind. This affordable housing community will feature both a 4-story interior corridor and a 3-story garden-style layout, providing 156 homes to the area. Located on land that has served as a gathering place for the Durham Veterans of Foreign Wars (VFW) since the 1970s, we’re proud to honor this legacy. The second story of this clubroom will serve as the VFW's new office, a 5,000 SF space that continues their presence in this community. We couldn’t have achieved this milestone without the incredible support of our partners: R4 Capital LLC – Debt, PNC – Equity, City of Durham – Soft Loan, Durham Housing Authority – Project-Based Vouchers, including 13 veteran vouchers, and Carolinas Housing for All – Non-profit partner Shout out to our Development Manager Landon Cox on closing his first-ever deal in Durham, NC! Congratulations to our co-principal, Chris Dischinger, on receiving the 2024 Wilson Wyatt Alumni Award from the University of Louisville College of Business! “I want to thank the University for this award. As a proud graduate of the University of Louisville, I understand the impact UofL has on the community. It has also had a significant impact on my family. My wife, son, and I are all graduates of UofL,” Dischinger said. “When I think about UofL, I think about the determination and resilience of the University and how it influences the community. UofL is a scrappy institution. It reminds me of my days at UofL, attending evening and weekend classes while working full-time. That pride keeps me connected to the University. You understand the vital role it plays in the lives of families here in Louisville, as well as those who come from outside the city to attend the University. The spirit of determination at UofL reflects throughout the whole community, through the business community, through the educational community. The ways that UofL touches the city of Louisville as a whole is an incredible thing that I think is only beginning to grow. Louisville is one of the up-and-coming cities in the United States, and the University is an integral and central part of that.
