I’m thrilled to be running in the NYC marathon on Sunday, raising funds for Brandywine Cares, Inc. Please join me in supporting this special cause, I promise I will run my lungs out in gratitude. I summarized a few reasons why I care so much about Brandywine Cares (enough to run 26 miles....), a non profit that has changed the lives of many already. ?? I have witnessed first hand the hard work and commitment it takes to stand up a non-profit from the ground up. It's a challenging entrepreneurial path, but the sole currency is positive change. My hat off to Heidi Coppola Tamara M. Allen, MSML Maylis de Lacoste Lareymondie Thibault Adrienfor their incredible work over the years. ?? The impact is real: in 2023, with only $250K in funding, 166 people participated in Brandywine Cares career coaching programs. 48 of them secured new jobs, increasing their earnings by 22K on average. That makes a big difference to a family. In aggregate, the $250K in funding generated over $1.1M in additional income, a 5x impact! ?? Funding matters and the model is scalable: Brandywine cares has proved the model works. Young talented Americans can have access to better jobs, better careers, better lives, if they gain access to the right tools and resources to do so. With more funding, the program can expand its reach to a wider range of participants. There is operating leverage, so the 5x impact multiplier can get even better as the organization scales. ? ?? Jobs matter: Some live to work, others work to live, but regardless of the adage, work is in the sentence. We can all get different things out of our careers: happiness, a sense of fulfillment, a community, social status, and of course income. Regardless of what drives us, work is a very important aspect of our lives, and too many people fail to reach their career goals not because they lack ambition, dedication or talent, but because they lack the right tools to unleash their potential. In these challenging times following recent hurricane Milton, we want to reassure our residents and capital partners that the safety and well-being of our residents and their homes remain our top priority. Pre Hurricane: - Inform & Alert all Residents?(notices, instructions, preparedness plans, list of local resources) - Secure Properties & Communities?(remove outdoor furniture & hazardous materials, trim trees) - Get Ready Internally (line up vendors, stock up on tools, prepare a game plan) ? Post Hurricane? - Communicate & Check In?with all residents and employees? - Inspect Damages (vacant homes, high risk areas, tenants we have not heard from) - Repair & Restore?affected homes in coordination with our insurance carriers - Relocate heavily impacted residents to vacant homes Ensuring the safety?of our affected residents and repairing their homes remains our top priority. We understand the difficulty of the situation and want to be transparent: this work is not easy. Our team members, despite the challenges such as gas shortages and flooded roads, are doing their absolute best to ensure your homes are safe as soon as possible. In the US, household and population growth are fueling housing demand. Not only are we already short 2-4 million homes, but John Burns also expects 8 million new American households over the next 5 years! Why so many? ?? Demographic composition of the population: 70 million Americans are between 20 and 34; this cohort, the largest in the population, is right at (or soon approaching) PEAK household formation age (Exhibit 1). ?? Lifestyle: People are living longer, aging in place, and getting married later. Consequently, average household size has decreased from 3.3 to 2.5 since 1960. ?? Immigration: The US is the most sought-after immigration destination (3 million new immigrants in 2023), leading to population growth close to India’s and almost 2x Germany’s. If we want these 8 million new households to have homes, we need more supply—and lots of it, both rental and for sale (because no matter what, roughly 1/3 of the population will be renters). At Lafayette, we’re working hard to be part of the solution by building new, accessible, and high-quality single-family rental housing for US households.

Lafayette had the pleasure to participate over the last two weeks to both the #PrivateWealthEastFallForum in New York and the #RealEstatePrivateWealthRetreat in Miami. We were excited to educate the market on Single-Family Home market, ($36 tn!), the largest and most liquid real estate asset class in the world. This market includes 14 million rental homes (appx $5tn), known as Single Family Rentals (SFR), of which only 3% are institutionally owned (versus 45% in the case of Multifamily).
