The KPF-designed T. Rowe Price Headquarters is now welcoming its namesake tenant to a reinvigorated Baltimore waterfront site. To better serve and support the company’s associates and clients, the new global headquarters offers a dynamic, campus-like environment. Composed of two buildings linked by a lobby atrium, the project takes advantage of its location on the waterfront, offering a walkable connection between a landscaped central plaza and the adjacent 4.5-acre Point Park. The pedestrian-scaled structures are clad in dark metal and glass and incorporate wood and other natural textures at the entrance. Large windows in the lobby atrium and office spaces offer views of the harbor and bring natural light into the interior. “T. Rowe Price’s headquarters is an important building for our firm,” says Forth Bagley, AIA, KPF Managing Principal. “It demonstrates our attention to craft, context, and building performance while reinforcing our mission to create urban buildings that transform the neighborhoods and cities they inhabit.” “T. Rowe Price’s new headquarters redefines the workplace as flexible and future oriented, focusing on wellness and health while reconnecting the local community to its place,” says jeffrey kenoff, faia, KPF Design Principal. “Transforming what would traditionally be a 16-story tower into two lower-scale buildings connected by an ‘Urban Living Room,’ our design extends Baltimore’s urban fabric to its newly reinvigorated waterfront. On March 12, KPF Director Rutger Huiberts, AIA presented KPF’s contextual and customized approach to fa?ade design at ADV FACADE in Guangzhou, China. The presentation explored KPF’s approach to fa?ade design as a bespoke process, crafting unique solutions that harmonize local context, client aspirations, user needs, and performance optimization. Using four diverse projects as case studies—Atlantis The Royal in Dubai, 64 University Place and 660 Fifth Avenue, both in New York, and Chapter London Bridge in London—Rutger illustrated how each design is a response to its specific environment and programmatic requirements. From the sculptural, high-performance fa?ade of Atlantis The Royal, which reflects the ethos of the luxury resort and Dubai’s climate, to the refined materiality of 64 University Place, which integrates seamlessly into the fabric of Greenwich Village, each project demonstrates a tailored approach. Similarly, the reimagined fa?ade of 660 Fifth Avenue balances heritage and modernity, while Chapter London Bridge’s design fosters community and sustainability in a dense urban setting. Leif Lomo and Kerry Ngan shared their expertise in academic planning and design as judges of an Urban Planning Hackathon at The Bartlett. The event, “Building Bloomsbury: Urban Masterplanning Hackathon,” was an initiative delivered by the Bartlett Urban Planning Society (BUPS) to support UCL Vision 2050. The week-long event welcomed creative ideas from undergraduate and postgraduate students from UCL to tackle complex urban planning challenges through practical, interdisciplinary learning. In an article for NLA, John Bushell describes the need for rigorous discipline and a close and creative partnership across the project team in the design of Seventy Gracechurch. The development for Ontario Teachers' Pension Plan and Stanhope PLC comprises the adaptive reuse of a former department store, with a new office structure built above. New York Magazine praises the “subliminal liveliness” of 64 University Place’s brick fa?ade in a piece on the revival of surface character and traditional materials in New York City buildings. “Brick is Back” by Justin Davidson tracks the rise of glass towers in Manhattan that took off around the turn of the millennium and identifies a more recent resurgence in the use of solid materials and richer textures for high-end apartment and office buildings. 64 University Place, a residential project in Greenwich Village, demonstrates a contemporary evolution of New York architecture with a hand-laid brick fa?ade that presents a dramatic arcade of stacked arches and recessed windows to the busy downtown block. Davidson calls this “anti-exhibitionist architecture,” arguing that “these techniques make the surface less superficial, creating a buffer of shadows between window and street.” This design language is also present in the form and material palette of 520 Fifth Avenue, with arched bays of glazed terra cotta and aluminum, which the article calls “a graceful and fresh but retro mixed-use tower.” KPF President James von Klemperer is quoted throughout the piece, emphasizing how hand-crafted buildings like 64 University Place inspire their users and the people who experience them, “there’s a greater interest in and appreciation of craft and of humanistic architecture. We like to see how bricks are laid and wood is milled.” This craft-oriented attitude drove the project team to source local masonry, carefully blend its color, and employ a skilled team of workers to lay the bricks one by one.
