?? Balancing quality with affordability isn’t always an easy equation. Multifaceted factors, including a current environment of high material and labor costs, mean that producing or renovating a unit of housing is becoming less and less affordable. In order to stay within budget, projects frequently go through value engineering exercises to cut down on unplanned expenses. Interiors, one of the last components to be installed in a project, often bear the result of swapping in lower-cost and likely less durable materials. While helping reduce construction costs, it’s important to remember that this strategy shifts costs to the operations phase of the building, with units that require more replacements and repairs over time. Thinking back to our previous post, could this be avoided with better information at project onset? In part yes, as one of the leading causes of construction delays is budget inaccuracies at project start. Clear, upfront pricing in the early stages of design, which can be achieved with pre-engineered, pre-priced kits like Kit Switch, can help avoid the budget unknowns that lead to compromising on quality during project delivery. Yet, this alone does not resolve our affordability challenge. Material costs have surged in recent years, with variability in supply chains resulting in cost overruns of up to 20%. Managing this complex supply chain, and procuring on a project-by-project basis is becoming increasingly challenging for small and larger developments alike. By designing with a set catalog of products that can be used across projects, Kit Switch pulls the lever of standardization to create economies of scale and deliver a product with durable, high quality materials, precisely manufactured and assembled, and all this at volume pricing. Between our product price and our quick turnaround 1 day delivery, we have been tracking 10-30% cost savings per door when using Kit Switch on your interior fit out. Kit Switch products are also fully removable, reconfigurable, and remanufacturable, enabling easy and targeted upgrades during maintenance, and reducing operational burden without demolition, tenant displacement, or high material waste. This year, we tested the disassembly and re-assembly of our showroom Kit-Kitchen to a new showroom location in San Francisco, demonstrating how our products not only withstand the test of time, but are also sufficiently adaptable to evolve with it. Affordability will never cease to be a priority in construction, but it is only by innovating on what levers we pull to meet that goal that we can offer affordability without compromising on quality housing for all. A predictable delivery provides peace of mind, builds trust, and ensures that projects run smoothly from start to finish. Yet, in construction, predictability remains elusive with the majority of projects exceeding original budgets and schedules. Inconsistent delivery times, variable quality, and fragmented communication channels are some of the many factors exacerbating unpredictability. Each deviation can set off a chain reaction felt throughout the project’s lifecycle, leading to delays, cost overruns, and compromised quality. Kit Switch’s library of components unlocks predictability with clear upfront costs, a pre-scheduled one day install, and a step-by-step process to seamlessly take you from design to delivery. While Kit Switch modules can be used on renovation and new construction projects alike, and are also a great fit for building conversions. This is because adaptive reuse projects require meticulous coordination of trades and multiple returns to site to facilitate the addition of electrical, plumbing, and ventilation systems (MEP) along with the finish work. Last year we successfully delivered on two change of use projects. By using Kit Switch, our customers received coordination templates, site drawings, 3D models, and ultimately a product that combined casework with localized MEP systems for a plug-and-play installation. ?? In construction, keeping on schedule is more than just a challenge– it’s a necessity. Added weeks of coordination, unexpected delays, and tenant relocations have the potential to disrupt lives, increase costs, and stretch out project timelines far beyond their original scope. At Kit Switch, we believe that construction should be efficient without compromising quality or causing undue disruption. Our approach is rooted in the principle that faster doesn't mean cutting corners. It means creating an effective and scalable plan to repeatedly deliver projects on time. We developed a library of standardized modules to streamline the design process, and we produce each module as a ready-to-install kit, reducing job site trips, coordination delays, and ultimately delivering a product that unlocks unit fit outs that complete within days, instead of the typical weeks if not months needed to install kitchens, bathrooms, lighting, and storage systems. Last year was our first year in market, during which we delivered a series of pilots, achieving a 1 day Kit Switch install on every project. As an example, the Kit Switch system enabled the gut renovation and electrification of two senior housing apartments in 3 days, from start of demolition on the first day to project completion on the third. As a baseline, renovations of this type are usually allotted 6 working days often distributed across one or likely multiple weeks. Ultimately, our approach was not just about installing kitchens quickly, but also about preserving the integrity of the building, improving jobsite workflows, and respecting the lives of the residents with an install that required no relocation time, and caused little to no intrusiveness noise, dust, or construction waste.
