    Brain Partners procures capital for real estate development and offers advanced financial modeling, due diligence, and fractional CFO/controller services for back-office support

    Brain Partners is entering into its Year 3. We're super excited about efforts / opportunities in the new year. Thank you to all our clients for your trust, both now and back when I was just "side hustling". While our core is development capital markets, over our 1st 2 years, our business has extended across development management services, interim / fractional CFO contracts, and market intel. Overall business / market reflections for 2023 and 2024 with the future in view: - Operators seem to like our "whole back-office" coverage - Development capital markets was very tough to get much done, even for the well-connected like us; Closing ratio for us was around 1 : 40; We expect better in 2025 via looser market and acting with more austerity in sponsor due diligence; - LP / JV equity at the PE and institutional level was almost completely frozen; it was hard to discern whether professionals were "active but selective" vs "sidelined but saving face" - Stretch debt / pref equity was about as picky as it had ever been across my career; development deals / sponsors had to be the highest quality, lowest risk - For sale land development and homebuilding dominated activity and profitability for us and everywhere; Meetings and deals with groups all over the country; this was and some would say still is the place to make things happen - Multifamily and BTR coming back, though BTR was the better category; Garden is coming back faster than wrap and podium, but we're seeing provocative cost basis in unexpected places - Still can't believe the Fed did what they did 2022-2023 and have not faced consequential economics yet - At the end of 2024, we invested with Heyaw Yimer, one of my best buddies, to acquire AP Advanced Construction Inc, a kitchen/bath remodeling services company in Jacksonville, FL; We'll also be advising Heyawneh on business development and acting as a fractional CFO Caveat the 2025 planning with "Lord willing": In 2025, we'll be doubling efforts on the same things as prior while adding a property management company through acquisition, who is boutique in size, but has multiple 10+ year institutional clients in Texas. We'll also be adding better tools for operators (i.e. developers, homebuilders, and other sponsors) to help them analyze their markets and screen opportunities in a more sophisticated way.
