One big takeaway
Retail isn’t just about leasing space—it’s about curating experiences that make neighborhoods thrive. Too often, ground-floor retail is treated as an afterthought - without the right mix of tenants, foot traffic, and nearby residents, these spaces struggle.
The best retail streets don’t just happen; they require intentional planning, strategic risk-taking, and a deep understanding of market dynamics.
We also talked about how capital markets still favor predictable, formulaic development over the complexity of infill projects.
Hopefully there’s a growing recognition—among both investors and cities—that walkable, mixed-use places create real, lasting value. The challenge is bridging the gap between that long-term value and short-term investment risk.
