Our Cleveland office celebrated Black History Month by highlighting two local political icons, brothers Carl and Louis Stokes, through a special photographic exhibition at the Western Reserve Historical Society (Cleveland). The Stokes brothers were born to parents who migrated from Georgia to Cleveland during the Great Migration of African-Americans to the northern states. After their father's early death, they were raised by their mother in public housing. Both brothers attended law school and started a practice together before venturing into politics. Carl, the younger brother, was the first to enter political office, becoming the mayor of Cleveland in 1965. He was the city's first black mayor and the first African-American mayor of a major American city. During his tenure, he established a public-private partnership to revitalize Cleveland neighborhoods and was an early advocate for environmentalism, working to clean up the Cuyahoga River. Meanwhile, his brother Louis was elected to the U.S. House of Representatives in 1968, serving for 30 years. He was a founding member of the Congressional Black Caucus, chaired the House Ethics Committee, and helped secure funding for veterans' healthcare in Cleveland. The brothers remained close, with Louis recalling their daily political discussions. Louis retired after Carl's death, feeling that much of the "fun" had left politics. The conversations at Information Management Network (IMN) ESG & Decarbonization conference in Nashville this week reinforced that while portfolio-wide net-zero commitments are critical, real progress is made through individual asset-level work. Each business plan is different, and the path to reducing emissions must be tailored accordingly. And there are technologies, companies, and business models that can help us execute. Some key themes that stood out: ?? Every equipment replacement is an opportunity. Like-for-like swaps can lock in carbon-intensive systems for another decade or more. Smart capital planning ensures that each replacement moves the needle on decarbonization, but requires preparation, coordination, and change management. ?? Think like the next buyer. At disposition, a property’s efficiency, direct emissions profile, and potential exposure to Building Performance Standard (BPS) fines may directly impact valuation. Decarbonization investments should align with your value creation strategy. ?? Embodied carbon is coming into focus. Green materials (like low-carbon cement and timber) are improving, but simple design choices—floor-to-ceiling heights, corridor width, parking efficiency—can significantly reduce a building’s upfront carbon (and cost) before construction even begins. ?? Despite policy uncertainty, momentum remains strong. With shifting federal support for ESG, energy, and climate initiatives, you might expect dampened enthusiasm. Instead, the energy in the room was inspiring—driven by industry leaders and innovators who see decarbonization as both a necessity and an opportunity. Keeping the focus on the business case for decarb will enable the work to scale. It was energizing to share stories of challenges and successes with so many dedicated, smart, and driven people. It was great to see everyone, and let’s keep the conversation going!

The most destructive wildfires in California history are expected to send insurance rates surging. Even before the fires, a shortage of affordable housing has had a negative impact on economic growth. CA is requiring Los Angeles to build 250,000 homes through 2029, 40% which will be affordable. The “Rose Serves” program gives our teams the opportunity to volunteer, to give back to the communities we operate in, providing their time to mission-aligned causes that benefit historically underserved communities. This year, our focus has been on Food Security. Our teams had the privilege of working with two key partners: the NY Common Pantry and the Greater Cleveland Food Bank.
